The GEOFF HORROCKS Team~ Developing Identities
A long family history relating to the Real Estate market, is my heritage. It dates back to when my Grandad founded Cornog Realtors, which was one of the oldest Real Estate companies in Eastern Pennsylvania. Grandad served the Real Estate sales community for more than 60 successful years and was an excellent example to me of honesty and integrity. My Real Estate venture selling new and secondary homes began in 1991 and I was blessed by winning many top producer awards for sales accomplishments.
Later I co-founded my own Real Estate sales company, which along with sales representation also diversified into acquisition and rehabilitation of distressed properties, foreclosures, sheriff sales, and tax sale properties and then investment capital and management in the mid 90's. By identifying high profile commercial sites and short-term gap equity, I was able to secure partnerships with developers in several lucrative commercial ventures through a subsidiary company of which I was an officer and shareholder until its sale in 2001.
During the swings in the residential market I was involved in several companies. In the upswing in 2000 I started a land development company that secured capital funding and managed Real Estate investment portfolios. The investment portfolios consisted primarily of residential Real Estate in PA and NJ. As the president of this company, my duties largely included private equity relations, identification, acquisition, sales and market research for residential properties in new growth sectors. I also aided in investor relations, municipal presentations, coordination of professionals in the process of obtaining approvals from governing bodies, structuring institutional financing for acquisition and improvement loans, management of improvement/contractors, and packaging out-sales. In 2007 during the down swing in Real Estate, I joined with a long-time friend and attorney, who specialized in government subsidized affordable rental housing. This move enabled me to tap into project financing from government agencies, low interest bonds, Low Income Housing Tax Credit and New Market Tax Credit investors. We formed a company to offer governmental consulting and development services for affordable and mixed-use housing and urban redevelopment and preservation. My duties involved market research, negotiation and acquisition of Real property, financial feasibility, governmental presentations, and estimation of hard costs and coordination of professionals. As the demand increased for efficiency and sustainability we also added a subsidiary "green" company to meet the needs of both public and private needing to reduce energy costs and carbon footprints. I resigned in 2012 when grant funding ceased and the Real Estate sales market started to cycle back.
Presently, I am the founder and president of Developing Identites LLC, a company formed with the mission to help people and businesses develop their identity through Real Estate. Where people live, work and play largely develops their "identity", how others view them, and how they view themselves. It is an honor to help make this connection. Developing Identities is the parent company for The GEOFF HORROCKS Team of Keller Williams Real Estate. The GEOFF HORROCKS Team is made up of experienced, professional Real Estate agents dedicated to putting their clients first and armed with the most current marketing strategies to insure success.
