About Joanna
Most real estate agents learn the business by being an agent. I came into it a little differently.
I spent over 25 years as an appraiser before becoming a REALTOR® about ten years ago. I am still a Certified Residential Real Estate Appraiser, but I rarely appraise anymore because I enjoy helping people buy or sell a home more.
I’ve appraised thousands of homes, so I understand how value is viewed from a lender’s perspective. As a REALTOR®, I also understand what drives value in the real world. I also taught other appraisers as a Certified USPAP Instructor, so explaining things in a way that makes sense is something I’m very comfortable doing.
Today—as I have for over 35 years—I work on the west side of Maricopa County, focusing on the 55+ communities of Sun City and the surrounding areas. My business grew as the west side grew, and I probably have, in my files or accessible to me, the floor plan of just about any home built by a developer since 1960.
What people seem to appreciate most about me is that I don’t just “handle the transaction.” I walk people through it—step by step.
A lot of my clients are in stressful situations—moving out of state, dealing with a family home after a loss, or trying to figure things out from miles away. It can feel overwhelming. That’s where I come in.
We start by getting to know each other and making sure we’re a good fit. Then we come up with a plan that works for your situation—and I take it from there.
For sellers, especially those who are out of state or settling an estate, I typically become their boots on the ground, their guide. About 25% of my clients I’ve never met in person, or have only met briefly. They trust me to help coordinate what needs to be done, and I take that seriously.
Over the years, I’ve also built a list of people I trust— estate sales professionals, professional house cleaners, attorneys, handymen, painters, HVAC, plumbers, and more—so when something needs to get done, you’re not left wondering who to call.
For Buyers, especially if they are thinking about moving to Sun City or one of the surrounding communities. There are a lot of choices in location and price as well as floor plans, HOA structures, age restrictions, and amenities. It can be confusing if you’re not familiar with the area. Additionally, Arizona laws may be very different from the state you may be familiar with. My job is to help you sort things out and find your best "fit".
Because of my appraisal background and long history here, I can help you sort through what makes sense for you—not just what’s available. We look at the options, talk through the pros and cons, and make sure you’re comfortable before making any decisions.
