He is very reliable and will answer your questions right away. I have a long term plan on buying a home and I'm glad Josh was able to help me. I was able to see what the community looks like and a future home in the mountains.

Amazing how much time and effort Joshua put in for us. We were a tough client. Our credit wasn't the best, my husband's income is harder because he is self employed. But, Joshua found us the right lender for us. He and the lender took the time and had the patience to work with us to get us to a point where we can buy a home that we feel comfortable with. The market is really hard for buyers. But, we listened to Joshua's advice and saw multiple properties every week, as many as we could. We submitted offers and within a few weeks we got our dream home. I met Josh at an open house and almost 2 years later we closed escrow. He never dismissed my calls and texts, always answered all my questions and would even spend an hour on the phone with me sometimes.

Value Value Value. I'm a business owner myself. And I know you have to show your clients value right away. And Joshua did just that. Where as other agents I talked to said the same routine talking points, Josh gave me tips specifically for my home, my neighborhood and my needs. He showed tremendous value. And he did it all for way less than the competition.

I had interviewed a handful of Realtors. By far Joshua was the most humble and down to earth. He didn't wear a flashy super tigh suit and funky shoes with no socks... he wore Jeans and a button down shirt. I could tell right away he is just a regular guy. He stayed and listened and even fixed my sink for me. He hired a wonderful cleaning lady who made my home looks fantastic. He and his son moved my furniture and helped me declutter and pack. For the pictures he brought staging items and bought fresh flowers for the porch and inside. Later they came to help me load up the moving truck. No extra costs. He even paid the escrow fees for me and the city inspection fees. He did so much more. My listing looked amazing too. It sold so fast. All of that and he was thousands of dollars cheaper than the other guys. He said he doesn't feel right taking all that money when the market makes it easy to sell a house. Just a good guy.

We were able to sell our home way over asking price and Joshua helped us go through many offers to pick the right one. I appreciate his patience with us, we never felt uncomfortable. Joshua would even drive all the way to our new house to hand deliver documents and get signatures, even if it was just one piece of paper.

Josh Casper is the only agent I will work with. Whether it is buying or selling. He handled the entire process like a professional yet he was so understanding of our feelings and emotions. He understands what we go through as a buyer and seller. He was so patient in explaining what was happening and what was going to happen. He pretty much predicted exactly what was going to happen and he prepared my wife and I for it all. Josh, thank you again for being so patient and answering my text at 2 in the morning.

Recently we sold a home in Claremont California in a 1031 exchange for property in Hawaii. It is one of the more complex ways of home sales and our very gracious and yes, friendly California real estate agent Joshua Casper made it happen in a seamless, very professional and always knowledgeable way.
He not only kept us informed in every step of the process on the sale of our California property but gave us advice and help when we met stumbling blocks on the Hawaii exchange purchase.
He handled details and potential problems with our older Claremont property, which was an active rental, and removed the burden from our tired elder shoulders. We loved him, our tenants loved him. Everyone who was involved in the process spoke highly of Joshua.
He quickly returned our calls, emails or texts and always in a positive and supportive manner.
He is a very special person and we were lucky to have had the opportunity to work with him in our real estate experience.

Joshua took the time to really understand what we needed as clients and quickly adapted to the changes that developed. We followed his sound advise and are now in our new beautiful home. Joshua helped us to purchase our first home and The Friendly Agent is an understatement! Not only was he patient with us listening to all of our questions, he was available to us 24/7 via phone/text/email from start to finish and he was a person we enjoyed going through this process with! Any issue that came up he was there to help us through, reaching out to his contacts to smooth over any hiccups that came along.
