Working with Josh has been an absolute pleasure during an otherwise stressful time. He is so responsive to any questions that we have- I feel that I have had to preface emails/texts "you do not need to respond right now 😊" as he is so committed to never leaving his clients in the dark.

Largest item I wanted to call out is how quickly he and Marilyn built trust with us. We quickly fell in love with a few homes that would not have made us happy in the long run- and it was the both of them calling out what would not be a fit for us because they valued our satisfaction more than a quick commission.

Owning our own home was a dream of mine and my husband's for many years. We almost started to think it would never happen. We finally qualified and met with Josh and his team. With the market being so crazy we worried it might be impossible for us to find a home in our budget. Josh was great with making me feel like it was still possible. We saw homes as much as possible and put offers on 3 or 4 different ones. All of those we lost due to being outbid. It was devasting. Josh, Marilyn, and Nick were all so confident that it just meant those ones weren't the perfect home for us but they knew we would find it and wouldn't give up. We started working with Josh and Marilyn in September of 2019. Our goal was to find a good preowned home old enough that, with a little sweat equity, we could turn into a home for our family and an investment for our future. This duo took care of us through many different houses and never hesitated at the request of trying to see a house. Even when they were on vacation, they had a partner meet us in the middle of the night so we could check out a house!

Ultimately, we happened to get the opportunity to purchase a new house within our budget. Despite being new construction (and a fixed price), when Josh and Marilyn wrote up our offer to the builder, they believed our offer was strong enough to get them to throw in AC (wasn't included)....and the builder came back offering to cover 90% of the cost!

One of the best homebuying experiences ever--in the middle of the Covid pandemic. We had a limited amount of time to exchange a rental home in California for one in SW Washington thru a 1031 during lockdowns at both ends.

Josh knows the Columbia from Washougal up to Kelso, and we were able to handle most things remotely. In addition, he arranged for us to buy a house we wanted--with renters already in it!--when the house had been off-market for months. Things were touch-and-go at few times at the California end, but our buying experience with Josh was seamless and amazingly quick, with a 12-day escrow.
