I have known Kate Bransfield for many years, though not as our real estate agent. I have followed her listings, blogs, and newsletters and many other useful pointers that I have never seen by other agents. Recently, we had the pleasure of her representing us for the purchase of a property in Santa Monica. Soon I realized how little I knew of her valuable and professional attention to details and her follow through with the selling agent, escrow, title company and the loaning bank officer to make sure all the Ts are crossed and I's are dotted . I was amazed by her vast knowledge and always calm explaining any ambiguity and problem. I recommend Kate to any person who intends to buy or sell a property. You will find the difficult path of purchasing or selling less hectic with her.

Kate and her team were wonderful. They provided first class service from the second we reached out to them to let them know we were looking for a home. They even helped us with the paperwork from the sale of our home in another state. Kate was always responsive and helpful. Kate came highly recommended when we started out our search. As first-time home buyers, we were wary of the "competitive Los Angeles market". Kate's approach was extremely reassuring while being methodical and precise.

Together they are an exceptional realtor team. Kate has an encyclopedic knowledge about all the Santa Monica neighborhoods, multiple decades of experience in the Santa Monica market, a yoda like wisdom of the entire home buying or purchasing process, and a deep and empathetic sense of a home buyer’s or seller’s perspective and experience. She is meticulous, diligent, and has an exceptionally strong sense of client commitment. Her support through all the phases of buying and selling a home was invaluable. Kate first helped us figure out what kind of home and neighborhood would align with our life and family goals. She has great recommendations for inspectors and home renovation services. Ashley is a wizard with organizing and scheduling things, so we were always on top of inspections & documents. The number of parties involved (buyers, sellers, realtors, escrow, inspectors, HOA, city officials etc.) and the number of documents involved are enormous and Ashley is a wonder with keeping everyone organized and moving forward. She was always willing to jump in to help with any aspect of the process, even the items that were not the realtors responsibility per se.

We were quite concerned about getting a good price for our townhome in a climate of high inflation, market uncertainty, multiple mortgage interest rate hikes, and a slowing real estate market. Kate’s strategy of timing the sale right, using a great staging company, and pricing the home competitively worked wonders and resulted in a sale at over asking price in less than two weeks on the market! The escrow closing process took significantly longer than expected, but Kate’s reassuring approach, perseverance, and constant communication with the seller’s agent took the stress out of the process for us.

Kate is a superb realtor and we highly recommend her to anyone looking to buy or sell in the Santa Monica and surrounding market.

My story with Kate started 5 years ago when I met her randomly as she was setting up a showing. She was insanely kind and helpful, and even though I was in no way ready to buy a home, she invested her time and helped me understand the ins and outs.

Kate came highly recommended from a friend of ours and we are very happy we took that advice. We knew this was the right decision after our first meeting where she made us feel welcome during the start of our first home buying experience. Kate spent extra time talking things through and could not have been more accommodating.

We used Kate’s mobile app during the home search and would routinely mark homes as Favorites, plus add Notes with questions. Kate and her amazing assistant Ashley would respond very quickly, providing comps and asking if we would like to be accompanied on an open house.

When it was time to put in an offer on a home, Kate and her team went into overdrive. Kate was all over the process with her quick and informative responses. She orchestrated the entire process seamlessly, working closely with us, the loan officer, seller agent and other third parties. I have had four real estate transactions with Kate Bransfield and am extremely pleased with her performance. Two of the transactions were for houses (buying and selling) and the other two were for selling apartment buildings. In every case Kate was really engaged and on top of everything from start to close of escrow. I should point out that Kate has a very capable and supportive staff who work very closely with her and they are also very much engaged.

Kate made all my transactions go smoothly from my point of view even though I know there were some “bumps in the road” which she took care of behind the scenes. There is not another agent who could have done a finer job—soup to nuts—with the sale of our Santa Monica condo than Kate.

My wife and I met with Kate early on as we were debating whether it made sense to rent or list. Work was moving us to DC and we were on the fence. Kate walked us carefully through our options, drawing upon her obvious expertise and knowledge of the Westside. She has the area diagnosed to a science. But she did so as a friend, never once did she push us toward listing, even though renting wouldn’t be in her personal interest. If that conversation didn’t convince us to list, it did convince us that no one else paired area expertise with a thoughtful consideration of our needs.

We decided to list and interviewed other agents, but the process was academic. We went with Kate.

The process couldn’t have been smoother—Kate and her team are a well-oiled machine. They responded to our various cross-country requests (e.g. “oh shoot we didn’t mail back the satellite equipment, can you do it?”) eagerly and without issue. Kate recommended exceedingly competent (and affordable!) stagers and painters and others who transformed our place into something that was probably nicer than anything we ever lived in.

And it paid off. The open house was a rousing success, and generated multiple bids. Kate kept us posted the entire way, providing advice and taking guidance from us in a way that made us feel both in control and in great hands. She knew exactly how to navigate the competing bids and resulting negotiations—and delivered us an incredible price within days. And Kate didn’t stop there; she helped us with all of the paperwork up through close of escrow.

I was skeptical that a real estate agent could be worth the cost. Kate is.

To those who don't know her, and because you can see Kate's ads all over the place in Santa Monica, it could be possible to confuse Kate with a wholesale real estate agent who is perhaps driven by trying to have as many clients as possible. The problem with wholesale is that it usually compromises the quality of services provided for the quantity of clients. But that perception could not be farther apart from reality. After we decided to start working with Kate to find our first home as a married couple, we not only found a great agent, but a friend. As a world traveller with a career that has given me the opportunity to live in many parts of the world, I've been through the sometimes harrowing experience buying property in Australia, London, New York and San Francisco.
