Lou Vivas is the BEST!!!!

We planned to move to DC and really had no clue who we would use as our Real Estate Agent. Our selling RE Agents in Georgia gave us a recommendation, and it was Lou Vivas. Lou was in their profile of preferable agents via the REA referral list. This means Lou profiled high on their recommendation list. We took our selling agents advice and reached out to Lou.

From the moment we made contact with Lou, we knew we made a great choice to help us find our new home in DC. Lou made all the arrangements for viewing the various locations and kept in constant contact as needed.

Lou's creativity and knowledge of the DC market paid off when he found our condominium before it ever hit the Market. Lou's continuous efforts to get the deal done on this unit was fantastic. We closed on the unit at a fair price without ever having to go through the bidding process for the highly coveted two bed, two bath unit in a desirable neighborhood near the National Cathedral.

We cannot recommend Lou enough as your Washington Real Estate Agent... he goes all out for you from start to finish!!

I have had the pleasure of working with Lou Vivas for 2 home purchases now, one in DC and one in MD, and they both have been great experiences. He has a wealth of information on the DMV housing market trends and will work tirelessly at all hours to make sure you find the house you want within your budget, and navigate you through any potential pitfalls or areas of concern. There were certainly times when I was frustrated with my sellers, but he handled the situations in a cool and collected manner to ensure the sale got done while all parties remain satisfied. Even after the purchase is complete, Lou will follow up with you in case you have any concerns and make sure to take care of them. Also important to mention is Lou has many reliable contacts related to financing, contractors, landscapers, home maintenance, etc that he will share with you and in my case they were a huge help throughout my purchases and later with my renovations. Thank god for Lou Vivas! He was recommended by two close friends and we want to pay it forward with this review. In the midst of the COVID-19 crisis, as we were leaving town to stay with family in New England, he shepherded the entire process of selling our home, complete with his recommended contractors, stagers, and cleaners. We initially resisted some of his advice on making improvements to prepare the house, but were eventually convinced. And now that we’re on the other side, we’re so glad we listened to Lou. Lou and his incredible team will not disappoint and will set a high bar for working with an agent! My husband and I have now sold and bought a house with Lou and couldn't be happier. Lou helped us sell our home when we moved out of the area in 2015 and helped us buy a home when we returned this summer. In the interim, we worked with both a buying and selling agent in the state to which we relocated. Those agents were fine, but we constantly were comparing them to Lou and there really is NO comparison. Lou is professional, responsive, kind, and knowledgable. He surrounds himself with folks who share all of these same qualities! Every referral he has ever made for other services (roofer, contractor, cleaner, lender, handyman, mover, etc.) has been just as competent. Take some of the stress out of this process and go with Lou! My husband and I recommend Lou without reservation.

We love Lou! We couldn't have hoped for a better agent to work with to sell our home and buy a new home. The process of selling and buying for a family with young children can be very stressful, but Lou helped us navigate everything as painlessly as possible. We needed to sell our house first in order to buy a new home. He helped us get a great offer on our house within days of listing it and with minimal disruption for our family. He also helped us get a rent back agreement so we wouldn't have to move twice after selling our home. Once our house was under contract, he immediately began to show us as many houses as possible within our parameters to help us find a new home. Lou knew that it was important to us to be able to move from our current home straight into our new home (without having to find a rental in between) and, due to his efforts, we were able to find a wonderful house, make a successful offer, and be under contract for our new home less than a week after we closed on our former home. All of this in the midst of the very competitive DC real estate market!

At all points in the process Lou was our zealous advocate. He really had our best interest at heart at all times and rolled with the ups and downs of our home search with such grace and good spirits that we felt truly supported the entire time. Lou's upbeat attitude and calm demeanor really helped us feel comfortable along the entire process. We never felt pressured to move forward in any direction with which we did not feel comfortable. Lou acts with a lot of integrity.

Lou is extremely responsive and available. Whenever we had a question or needed something, he would respond to us very quickly. He made himself available to us whenever we needed to talk through an offer or ask questions, even late into the evening at times!
