My husband and I cannot be happier with our home selling experience! Sheryl was amazing and I will refer her to anyone I know looking to sell their home. We were selling our home to move out of state, so there were a lot of pieces to our puzzle.
From the first day we met, Sheryl told us what to change (and what not to) in our home, and how to stage it to make top dollar. It took some extra time and some money to do what she advised, but we did, and we're very happy that we went to the extra effort. When the house was ready, we listed it at the price Sheryl advised...I was a little concerned that it was too low, but we followed her advise. We had 5 offers over asking the first weekend. We accepted one and moved forward. The first buyers backed out due to a bad pest inspection and being nervous first time home buyers. We made some repairs, and had another pest inspections done (which was clear) and put the house back on the market. By that time we were down to the wire to sell, otherwise our home contingency in our new state wasn't going to work. We received more offers and accepted another, and we closed in 21 days! We had some rough times in between, but Sheryl was always there to walk me through the process and calm my nerves. We ended up with 14 offers (all but 2 over asking). We sold our home for $24,000 over asking price and $9,000 more than the original buyer who backed out.
Sheryl is honest and straight forward, trust her experience! FIVE Stars isn't enough!

After some tough times in the condo, I used Sheryl and Sasha's experience once again to sell my condo and look for a new home. This was my first time selling and it a was relatively painless process. Sheryl's expertise and attention to detail made it such that I didn't feel like selling was a chore at all. They've even managed to help me get in contract on a very nice home that I'm looking forward to closing on. Sasha's help in scheduling home tours and now home inspections has made the buying process seamless. Thank you Sasha and Sheryl! I appreciate all the help!

Having worked with Sheryl Smith, we found her to be a very strong go-getter. My wife and I found that she is “on our side”, she tells you what you need to know, she tells you at times when you may have a hard time accepting it, and that makes her a fantastic real estate agent. Cheryl knows the business, always looking out for us the customer, she points out things that you may miss that really are important in the whole picture. She’s not afraid to be outspoken when it comes to important things like buying a home. I remember laughing when I saw that she called herself the bulldog, but in working with her I know now why she hangs onto that! Because she does truly care and she does aggressively watch out for your best interest one of the best real estate agents that I have ever worked with. In addition I would like to say that she keeps in contact with people in the trade that give her the information needed about inspections repairs, things about making your home the way you want it to be. And making it done right by people who care also. This is one of her strong attributes as well as personality and smile and laughter. I don’t think that I could give her a higher recommendation by any stretch of the imagination, I worked with a lot of different agents over the years and asked for her strength, they are at the top of the game. The Real Estate Game!!! Last thing I can say is at 70 + years Buying or Selling, the right agent makes the difference!!!!

I first met Sheryl Smith at an open house in the pocket area of Sacramento around 2009. The market was still devastated from the bubble burst, but I was an eager investor looking for an investment house to rehab. Sheryl just happened to be the listing agent for an attractive house around $50k that I saw advertised. As I approached the property, I soon realized that I was not the only investor lured in by Sheryl's expert marketing campaign. There was literally, HUNDREDS of interested buyers walking in and out of an 800ish square foot SFR. In the middle of the storm stood Sheryl, confidently monitoring the interested mob as they examined every aspect of the property. After touring the house and speaking with Sheryl, I was convinced of two things... 1) I had no chance of of purchasing this property and 2) If I ever have a property to sell in Northern CA, Sheryl will be my listing agent! Three years later, I hired Sheryl and her (late) great partner Jim Smith to list my investment house in Sacramento. Sheryl did not disappoint with her marketing. 40 interested buyers showed up to the open house and we received 13 offers (8 cash) and closed the property in 30 days with no major issues. Sheryl is the real deal, and I highly recommend her to anyone looking to purchase or sell their house in an up or down RE market.

I worked with Sheryl Smith in the spring of 2020 to sell my home, and I couldn't have been more pleased! Sheryl came prepared for our initial meeting with a competitive market analysis and a great deal of enthusiasm.

Sheryl has a really good understanding of the local market and what it takes to cost effectively prepare a home for sale. I greatly appreciated her guidance. She brought in a great photographer to showcase my home online, which created much more foot traffic and brought in serious buyers. My home was unfurnished so she recommended an online service to virtually stage my home, which helped make it more appealing to a larger group of potential buyers. It looked amazing!

Sheryl’s hard work and knowledge of what it takes to prepare and sell a home really paid off. My listing looked amazing and I had 20+ showings and seven offers in the first five days. I accepted one of those offers for $12,000 over my asking price.

Sheryl and Sasha helped my family with a sale and purchase between May and July of 2017. Sheryl gave me sone great tips on improving our home for sale. She brought in help to stage the furniture that we had and recommended some additional pieces to help the home “flow”. She offered some recommendations on where improvement money would go the furthest. All of this proved to be very helpful when our house hit the market and we had competing offers almost breaking down our door!

Moving forward after we were in contract, Sasha was very patient with not only my wife and I, but our two toddlers as well. She was always happy to show us new properties and was open to me bringing suggestions. She helped us find our new home in a “just in time” sort of way. Everything ended up rolling together so smoothly. Sheryl and Sasha were sure to keep us informed throughout the whole process. As stressful a time as relocating can be, I can honestly say it was a breeze because of the great help from this power team.

Sheryl performed beyond expectations for me as a first time home buyer. There is a lot of information in contracts, and Sheryl did not hesitate at all to go through the entire contract with me completely, through every line, and explain it to me. She recommended a lender, which I used, and the whole process was seamless for me. I've heard of horror stories regarding the back and forth of seller/buyer/financing fall throughs.
