Wendy Colton quite simply has her finger on the pulse of the neighborhood of Highland Park. She and her team knew exactly what to do to get TOP dollar for my 111 year old house. Every dollar I spent towards upgrades, fixes, and touch ups was recouped and then some. Granted, I made a smart investment 24 years ago when I bought the place but, the smartest investment of ALL was putting my trust with Wendy Colton and her team! Her enthusiasm and joy in the magic she makes left me feeling I’d made the right choice at the right time. Wendy, thank you from the bottom of my heart!

It was the late spring of 2022. I had been wanting to move to Northeast LA for a while and was finally at a point in my life where I could make it happen. The market up until that time had been highly competitive. Buyers were making offers of hundreds of thousands of dollars over the asking price with no contingencies, then finding themselves contending with multiple offers and bidding wars. By the late spring the market was beginning to change because of the recent interest rate increases. But I wasn’t sure how. What I was sure of was that I could afford less than just a few months before and I was afraid that I would be priced out of the market. Since I would be going through this process remotely from the Bay Area, I knew I would have to lean heavily on the buyer’s agent. I needed someone that was good. My mortgage broker suggested Wendy.

Wendy was fabulous from the start. She took time to understand who I was and what I was looking for, not only in terms of price, size, and style of the property, but the vibe of the neighborhood and the communities that would be a good fit for me. When I found a house that I loved, she knew the neighborhood well and was able to confirm my hopes about the place. She spent over an hour with me on FaceTime at that open house, going over what felt like every square inch of the place. After we got off the phone she spent almost as much time talking to the seller’s agent, getting to know the history of the place, what work had been done and where the sellers were coming from. She also researched all of the relevant comps and reached out to other agents who’s properties were in contract nearby to get a feeling about what was going on in the neighborhood. I knew that I would be bidding over the asking price, but she suggested an initial amount lower than I thought we would need. She also carefully structured the contingencies. I went with her suggestions and she nailed it - our offer was accepted! I don’t think that we were necessarily the highest bid, but it seemed like our offer reflected what the sellers were hoping for. And from all of her interactions with the seller’s agent they knew we were serious.

Wendy was equally amazing during the escrow period. She scheduled the inspections so that I could be present for them all in one visit. Negotiating over the repairs can be delicate. Wendy’s interactions with the seller were extremely professional. Her communications were well written and supported with solid estimates. She also worked tirelessly with my mortgage broker, insurance agent, escrow officer and other professionals to make sure that all the pieces would come together on time.

Buying a house is a big move with a lot that can go wrong. I feel like Wendy was totally on top of everything throughout the entire process. She is extremely competent and professional and worked super hard to make this happen for me. She was also kind, funny and real.

I can’t recommend Wendy highly enough!

Selling one's house can be stressful and daunting, if not traumatic. With Wendy Colton representing us, the process was actually often fun and more than manageable. This is because she's more than just an agent: She's part-psychologist, part-factotum, part-set designer, part-rock star and all-awesome. The process-of and proceeds-from our house sale went well beyond our expectations -- and that is a direct result of Wendy's yeoman efforts. Highly, highly recommended.
