Where history meets proximity to trendy modern amenities
About 10 miles southeast of San Bernardino, South Redlands is the most sought-after neighborhood not only in Redlands, but also the whole Inland Empire, both for its many historic homes and its next-door access to the city's walkable downtown. “We’re in the Inland Empire, which people tend to look down on, but Redlands is really the real estate jewel of the region,” says neighborhood resident Jody Bell, a Realtor with Keller Williams Redlands. It's a lot more established than nearby areas like Loma Linda, and it has more character." South Redlands is bisected by Interstate 10, and those areas south of the freeway are the most desired by homebuyers. “The highway seems to be this magic line, and everyone wants to be south. It’s the place to be,” says neighborhood resident Jody Bell, a Realtor with Keller Williams Redlands. “When you come here for the first time, it’s almost like it’s fake, like there’s no way any place could possibly be this cute,” Bell says. “The historic parts with the Victorian and Craftsman homes definitely have a New England feel. I’ve met people who were on their way to Palm Springs and stopped in to use the bathroom or grab a drink and ended up buying a house here, they loved it so much.”
South Redlands' late 19th-century homes were built back when Redlands itself was becoming the world’s largest producer of navel oranges — a title it maintained for nearly 75 years. “There are still a lot of orange groves left, and a lot of people have orange trees on their properties, says neighborhood resident Jody Bell, a Realtor with Keller Williams Redlands. “The orange blossoms are beautiful in the spring, and you can smell them everywhere you go.”

Historic homes mesh with more modern builds
“When Redlands was first developed, in the late 1800s, it was a lot of 10-acre lots that each had one big house surrounded by orange trees,” Bell says. "Later, those orange groves were sold off and developed. So, you'll have a lot of historic homes surrounded by houses built anywhere from the 1950s to the 1990s.”
Many of South Redlands' Victorian-era homes are Queen Anne-style, usually large and ornately decorated with turrets, wide porches and stained-glass windows. Homes built here in the early 20th-century include Craftsman bungalows, American foursquares and Spanish Colonial Revivals. While fixer-uppers can be found for as low as $400,000, most single-family homes range from $600,000 to upward of $1 million, depending on their floor plan and renovations. On the outer edges of the neighborhood, 21st-century custom estates with sprawling floor plans, upscale finishes and larger lots range from about $1.5 million to $4 million. Late 20th-century condominiums and townhouses range from $350,000 to about $750,000.

A hub for real estate, industry and employment
South Redlands is home to a mix of young professionals, families and retirees. “We are really close to Loma Linda University and Loma Linda University Medical Center, so a lot of people come here to work or study there," Bell says. "When professors and doctors start working in Loma Linda, they want to live in Redlands, especially South Redlands. Loma Linda is very nice, but it has a lot of new construction and smaller lots. The mapping software company, Esri, also has its headquarters near South Redlands. “It’s a huge employer here,” Bell says. “They’re like our little Google.”
According to Bell, South Redlands also attracts young professionals working remotely. “Post Covid, people started moving here from Los Angeles County, Orange County and San Diego County because it’s more affordable and they only have to go to the office every once in a while, so it's easy to do, she says” Norton Airforce Base in San Bernadino was also once a major area employer, and while it has been closed for decades, many current residents can trace their roots to the base. “Historically, Redlands was a big draw for officers and their families,” Bell says. “A lot of people came here 40 or 50 ago because of the Airforce bases and ended up settling down and having kids here, who have also stayed.”

Downtown Redlands is a popular destination for foodies
With direct proximity to downtown, residents have access to tons of locally owned shops and eateries at their fingertips. “A lot of people want to live in South Redlands because of the vibrancy of downtown,” says former area resident Kathy Thomson, a Realtor Berkshire Hathaway Homeservices California Properties. “It has an expressive and artsy feeling, with a friendly sense of community.”
According to Bell, Downtown Redlands is known as a foodie destination. “A lot of restauranteurs will start a restaurant here to see how it goes and then end up expanding it to other places,” she says. For example, gourmet burger bistro Eureka! started downtown on Eureka Street and has since expanded up and down the California coast, with additional locations in five other states. “They have good beers and really good food,” Bell says. “Their Brussels sprouts are amazing.” Thomson recommends Martha Green’s The Eating Room, a cozy spot for scratch-made comfort breakfasts and lunches with an attached bakery.
Downtown also has plenty of nightlife options, including The Redlands Underground, with specialty cocktails, shots and Saturday night karaoke. A Shop Called Quest is a go-to for comic books, while Kith + Kissu is a women's clothing boutique with its own coffee shop. Residents can pick up fresh produce at downtown's Saturday morning farmers market, and other groceries at Trader Joe’s, Sprouts Farmers Market or Vons.

Community events celebrate music, theatre and history
Close to downtown, the Redlands Bowl is an outdoor amphitheater that's been staging live performances since 1923. Each summer, the amphitheater hosts the free, annual Redlands Bowl Summer Music Festival, and from June through August, residents can enjoy Tuesday and Friday performances in all genres. From July through August, the open-air Avice Meeker Sewall Theater at Prospect Park hosts the Redlands Theatre Festival, with nightly performances of Broadway musicals, period pieces, contemporary plays and avant-garde productions.
The A.K. Smiley Public Library is a national historic landmark built in 1898, and right next door, the Lincoln Memorial Shrine houses exhibits and research collections dedicated to the 16th president of the United States. Together, the library and shrine host events throughout the year, including historical reenactments, lectures and music performances using instruments appropriate to the Civil War era.

South Redlands is home to well-regarded schools that include Kimberly Elementary, Mariposa Elementary and Cope Middle; all are rated A-minus by Niche. Nature, history, and sporting opportunities at local community parks, plus a private country club
South Redlands is home to several parks, including the central, 11-acre Prospect Park, where paved walking trails lead through scenic orange groves, bamboo forests and floral blooms. The park's Kimberly Crest House is an 1897 French chateau surrounded by a sprawling Italianate garden with fountains and a koi pond; the garden is open to the public, and residents can also join a tour of the mansion’s interior to learn about life during the Gilded Age.
The neighborhood's 9-acre Brookside Park has a shaded playground, barbeque areas for picnicking and grassy areas for soccer, which are ringed by a paved walking path. The 27-acre Ford Park has a disc golf course, two fishing ponds and a dog park, as well as lighted tennis and pickleball courts ideal for when the hot sun goes down. Access to bus stops and the downtown commuter rail
Interstate 10 passes through the neighborhood's east side, leading about 65 miles west to Los Angeles. Brookside Avenue on the neighborhood’s north end near downtown has SunLine bus stops, connecting riders with destinations throughout Greater Palm Springs. Residents can also easily access the passenger rail downtown; by hopping on the Metrolink San Bernadino Line, riders can disembark at stops throughout the Inland Empire and the Greater Los Angeles Area, while the Arrow line provides, quick, frequent and direct commutes to and from San Bernadino. Cajon Street is lined with bike lanes.
San Bernadino International Airport is about 10 miles away, and Redlands Community Hospital is on the neighborhood’s west side, while Loma Linda University Medical Center, a designated level 1 trauma center with a children’s hospital, is about 7 miles west. “My husband and I joke that we never leave Redlands, because you really don’t have to,” Bell says. “Southern California traffic is terrible, so it’s nice to have everything you need right here without having to commute anywhere if you can help it.”
