This area has been a local hub for agriculture since the city of Riverside’s founding in 1883, earning it the moniker of the “Arlington Greenbelt.” It also has the lowest residential density of any neighborhood in Riverside, with residents enjoying wide open spaces populated by vibrant greenery. “It’s a nice, safe neighborhood that’s filled with orange groves. It’s also in a pretty good high school district. You’ve got Arlington High and Polytechnic High, which is a STEM school, right nearby,” says Realtor Brian Hopkins, co-founder of Power of 2 Realty, a Riverside resident who has been working in real estate for five years.

Homes in Arlington Heights are primarily single-family houses. Wide ranch-style homes are tucked away in the area’s rolling hills and citrus groves, sitting on spacious lots flanked by eucalyptus trees and other foliage. Some homes bear the clay tile roof and stucco walls of Mission Revival style architecture, while others sport more contemporary home styles. Units range between 1,600 and 3,700 square feet and are located along avenues and cul-de-sacs. Because of its relatively sparse layout, some residents have excellent views of distant mountains and palm trees dotting the horizon. These homes tend be pricey — typically listing from between $1 million and $3 million, depending on size and acreage.

Highly rated Riverside schools
Young students attend Hawthorne Elementary School, a K-6 school that holds a B rating from Niche, an online school review site. Hawthorne is 100 years old, but it’s been fully equipped with technological upgrades. Upperclassmen go on to attend nearby Chemawa Middle School and Arlington High School, both of which hold B ratings from Niche. Arlington High offers plenty of award-winning sports and extracurricular programs to choose from. “It’s well-known for its baseball program,” Hopkins says. For an alternative, students might consider Bethel Christian Schools, a private, K-12 school that’s centrally located in the neighborhood. It holds a B-minus rating from Niche.

An historic avenue with an open-air museum
The area’s northern border is Victoria Avenue, a former 20th-century supply route from the citrus groves to downtown Riverside. Today, the road is on the National Register of Historic Places due to the abundance of pepper trees and other exotic plants along the route. California Citrus State Historic Park expands on the area’s history of citriculture at its 248-acre open-air museum. There, locals can walk their dogs along the trails or learn about the importance of citrus to the region's history. For sports and outdoor activities, there’s also Arlington Heights Sports Park, a large, neighborhood park with playgrounds, walking paths, baseball diamonds and sport courts.
