Located in the northeastern corner of Riverside, California, the University neighborhood got its start from a public land grant developed for agricultural research by the University of California. It’s original purpose—experimental citrus research, which can still be felt thanks to the area’s lush vegetation and natural beauty—soon expanded enough to include a full curriculum and became the pride of the community: University of California-Riverside. “The area is really exploding in popularity,” says Karen Cheng, real estate agent with Berkshire Hathaway California Properties and longtime resident of the area. “It’s growing rapidly, but it still has its personality.” Now a bustling neighborhood with a college-town feel, the area offers residents shopping, entertainment, and access to larger cities nearby, University is an appealing option for more than just students.

Housing in the University neighborhood is competitive, and it’s expected to continue that way. “Houses go quickly and prices have increased a bit,” says Karen Cheng, real estate agent with Berkshire Hathaway California Properties and longtime resident of the area. “That whole area is really growing, and people want to get in on it.” True to its urban residential feel, homes in University feature a variety of condominiums and townhouses—some of which serve as student and faculty housing. Single-family homes in the area are mostly comprised of single-story ranch style and pool homes, most of which feature craftsman or Spanish-Mediterranean accents. Prices typically range start at $300,000 for a 2-bedroom home and go up to $835,000 for a 4-bedroom.

Dig in at University Village
The area has a number of unique shopping and dining options, along with grocery staples like Goodwin's. Other grocery spots include the University Village Market and Food 4 Less. The Barn is a popular local restaurant offering a wide variety of classic comfort dishes, with vegan and vegetarian options available as well. “University Village is great for all the restaurant options it has,” says Cheng. “It’s a really fun place with lots of variety and energy.”

Bright lights, art, and music
The Riverside Arts Walk is a monthly event occurring the first Thursday of every month from 6 to 9 p.m. in downtown Riverside in the artist vendor lot on the corner of University Avenue and Lemon Street. The event celebrates cultural diversity through art and features participating art galleries, studios and museums with entertainment, food and shopping. Mission Inn Hotel & Spa sponsors the annual Festival of Lights every year from Thanksgiving through New Year’s—hailed by USA Today as the “best public lights display in the country.”

Students in University begin at Highland Elementary School, before moving on to University Heights Middle and finishing up at John W. North High. Urban access and an easy commute
With access to the 60 Freeway, University is located just 10 miles from San Bernadino and less than 20 miles from the Ontario International Airport. “The area is convenient for more than just students,” says Cheng. “You have access to a lot of different places and it’s easy to get out and onto the highway.” Riverside being a college town, and the University neighborhood in particular catering to student and faculty populations, commuting is common—and can occasionally lead to congestion. Public transit is widely available throughout Riverside, however, and the University neighborhood is walkable.
