Centered on its namesake elementary school and park, Cottage Park’s midcentury homes and relatively low prices are major draws for families and first-time homebuyers. Though the neighborhood’s interior streets are more secluded from noisy roadways, you can still walk to commercial centers, including Costco and the weekly Arden-Arcade Certified Farmers’ Market. In addition to the walkability and convenience, commuters have a direct path to Downtown Sacramento, less than 10 miles away.
Midcentury homes at lower price points
Part of the Arden-Arcade area of east Sacramento, Cottage Park is popular among first-time homebuyers thanks to relatively lower housing costs and suburban charm, and it's less dense than some other nearby areas. “If you’re looking between Howe and Fulton avenues, that’s more condos and townhomes. To the east, it's more single-family, all at entry-level prices,” says Kaelee Cornell, a Sacramento native and real estate agent with Exp Realty. Ranch-style homes range from the lower $300,000s to the upper $500,000s. Exteriors have orange brick and earthy siding, and front lawns are slightly bigger than usual for this part of Sacramento. Backyards are often fenced and have mature trees, and some homes have room enough for a pool or a garden.

Within walking distance of shops, restaurants and a farmers market
The interior residential streets are pretty quiet, but major commercial corridors line Cottage Park's edges. "It’s definitely walkable, but you’d have to cross a busy street to get to the restaurants and shops," says Darcia Wilson , a local real estate agent at Moxie Realty Group with over a decade of experience. Locally owned businesses in the area include Flapjacks, a diner-style breakfast spot, and Elliott’s Natural Foods, a neighborhood staple for organic groceries since 1952. There’s a Costco across the street from Country Club Plaza, home to the Country Club Cinema movie theater. The Arden-Arcade Certified Farmers' Market is hosted year-round on Saturday mornings in the plaza’s parking lot. “My favorite produce stand is there,” says Wilson. “We love going in the spring and summer for fresh strawberries. One of the stands has lemon cucumber, which isn’t very common. Even though the market is pretty small, it has everything we need.”

Nearby parks, including the neighborhood’s namesake
The area's suburban feel is enhanced by nearby parks, which provide lots of playgrounds and space to enjoy the sunny weather: * Cottage Park, next to its namesake school, has walking paths with play areas and a basketball court.
Cottage Park community center opens its swimming pool from April to September.
Howe Community Park, a mile west, has tennis courts, baseball fields and futsal courts.
Santa Anita Park is home to a 9-hole disc golf course, connected to Howe Community Park by a tree-lined walking path.
Del Paso Country Club has a private 18-hole golf course.
Students attend the San Juan Unified School District
The San Juan Unified School District offers an open enrollment lottery system. The neighborhood is centered on Cottage Elementary School, so parents can walk their kids to school. Like many schools in the district, Cottage Elementary offers the Bridges After-School Program, which lets students stay late to play games and get help with homework.
The neighborhood is zoned for the San Juan Unified School District, including Encina Preparatory High School.
Cottage Elementary School is within walking distance for many families.

Easy commuting to downtown
Accessible from El Camino Avenue, the Capital City Freeway leads less than 10 miles south to downtown Sacramento. The drive usually takes about 15 minutes. The Kaiser Permanente Sacramento Medical Center is just south of the neighborhood, making it easy for medical workers to walk to work.
