A suburb changed by culture
About 6 miles from Downtown San Diego, small Teralta East is set within the 16-neighborhood City Heights area, bordered north and south by the commercial corridors of El Cajon Boulevard and University Avenue, and just west of the public Colina Park Golf Course. Like the neighboring Teralta West, Teralta East was developed in the early 1900s as a streetcar suburb that would appeal to downtown commuters; both neighborhoods were transformed in the late 1970s by a wave of Southeast Asian refugees who fled the Vietnam War, resettled here and rebuilt their lives. Today, a six-block stretch of El Cajon Boulevard, lined with family-owned Vietnamese restaurants and markets, has been designated as the Little Saigon district. University Avenue features its own international array of eateries, from Mediterranean to Latin, and more than 30 languages are spoken throughout the neighborhood and City Heights.

A balance of condos and single-family homes
Two-story Mediterranean-style homes with red-clay roof tiles and Craftsman-style homes with stucco exteriors sit amid condo and apartment buildings with similar architectural details. Some homes have bright picket fences and well-kept lawns while other yards are yet to be landscaped. Homes here were built anywhere between the late 1920s to 2010; prices range from $700,000 and around $1 million. Hoover High students have their pick of athletic clubs
Local kids can start school at Euclid Elementary and advance to Wilson Middle School, both of which are rated B-minus by Niche. At the B-plus rated Hoover High, sports programs include girls’ flag football and boys’ water polo, as well as field hockey and cross country.

Art-themed parks
The 18-hole Colina Park Golf Course sits less than a mile east of the neighborhood. When golfers tee off here, all fees from rentals support the Pro Kids First Tee mission to develop character and teach life skills through golf to area youth. At the southwest corner of neighboring Teralta West, Teralta Park sits right above Interstate 15 and features a playground, a basketball court and the 270-foot long “Unity in the Community” mural; the latter is a tribute to the diversity, togetherness and 30 different languages spoken by City Heights residents. The tree-shaded, 9-acre City Heights Square mini park sits between Teralta West and Teralta East, paved in a checkerboard pattern with large photo tiles that depict past and present residents.
As of Summer 2024, the Little Saigon Foundation is planning outdoor projects that delve deep into Vietnamese culture. In partnership with Hoover High students, they're developing the Boat People Garden, a sculpture honoring the Vietnamese refugees who rebuilt their lives in City Heights, and the Umbrella Tree project, which will place unique sculptures in front of Vietnamese businesses to highlight the community's cultural stories. According to Tram Lam, President of the Little Saigon Foundation, "These projects will transform public spaces into vibrant gathering areas, showcasing the community's assets."

El Cajon and University offer independent businesses
Teralta East is bordered north by one of San Diego’s busiest commercial corridors, El Cajon Boulevard. At the eastern end of the boulevard, Tacos El Panson offers street tacos, Thanh Tinh Chay Restaurant makes plant-based banh mi, and Pho Hòa serves authentic pho, or Vietnamese noodle soup. On the northeast corner, family-owned wholesale grocery store Sin Lee Food has been serving Teralta East since 1993; originally founded by Vietnamese immigrants as a small poultry shop, Sin Lee now offers a wide selection of Asian produce, spirits and other grocery items. The ‘Little Saigon’ mural painted on the side of Sin Lee is a popular backdrop for Instagram photos. The neighborhood is bordered south by University Avenue, which features Mother's Nutritional Center grocery store and a Walgreens. Here, residents can start off their day with a horchata latte from the Latin-owned Cafeina Café, or have lunch at Fatuma Restaurant, which serves classic Mediterranean cuisine.

Quick routes to essentials
Orange Avenue bisects Teralta East from east to west, leading to Interstate 15 in about 2 miles. From the 15, Downtown San Diego is about 10 miles away. The #7 and #10 MTS (San Diego Metropolitan Transit System) bus routes stop at El Cajon Boulevard and Menlo Avenue, also providing a route to Downtown.
