From steel plant to stylish living
Dogpatch was once an industrial hub populated by steel-producing factories and shipbuilding sites. “When we used to have an active port in San Francisco, there were a lot of freights and merchandise coming and going. Housing was relatively modest because workers lived there for the most part,” says Corcoran Icon Properties Realtor Tim Gullicksen who has sold homes in the area. Over the years, the neighborhood's industrial role significantly dwindled as Dogpatch transformed into a bustling haven. Its restaurants, parks and exciting arts and culture scene have propelled it to become one of the trendiest neighborhoods in San Francisco. According to Compass Realtor and Bay Area resident Allison Salzer, "it’s really become very vibrant. You see lots of young people, families and dogs walking around. It’s a fun, new and fresh neighborhood."

Water views and outdoor play
The neighborhood used to be called Central Waterfront and for good reason. Dogpatch's location allows for plenty of parks for enjoying San Francisco Bay views and catching cool breezes. From Warm Water Cove Park, visitors can enjoy views of Oakland and the Bay Bridge, as well as shop at the farmer's market on Wednesdays and Sundays. Other Dogpatch parks are great for games and outdoor play. Progress Park is one of the larger parks and includes a bocce court and twisting paths to walk the dogs. Woods Yard has an innovative play structure in the Weevos style, an innovative design encouraging unstructured and creative playtime.

Victorians and condos
Many homes are in the Victorian style for which San Francisco is well-known but there are also newer constructions, like modern condos. "In Dogpatch, there's a lot of high-rise condos, which you don’t find in many other parts of San Francisco and they’re all newer. A lot of then even have doormen and rooftops," Salzer says. One-bedroom homes can run as low as $400,000 for one-bedroom while larger homes with extensive city views and more bedrooms can go as high as $1.4 million. Properties typically sell after 61 days on the market. "Even though there are more homes for sale, prices are still rising,” Salzer notes.
