More densely populated than other neighborhoods in Santa Barbara, Westside allows locals to live just 2 miles south of downtown without having as steep a price compared to the rest of the city. As with many Santa Barbara neighborhoods, the Westside is very walkable and bike-friendly, with plenty of nearby eateries on San Andreas Street and several ways to cross the highway and access downtown. “There’s plenty of pedestrian passes like on Micheltorena Street,” says Gregg Leach, a local real estate agent with over 30 years of experience in Santa Barbara. “On the other side, every other street is a one-way with room for bike lanes.” Still, locals don’t have to travel far for restaurant options, with several Mexican restaurants in the heart of the neighborhood, including Super Cucas.

Prices start around $1 million for a 1920s-era bungalow with two bedrooms and minimally designed exteriors, while multi-story Spanish Revival-style homes with three bedrooms can sell for close to $2 million. “People look here for entry-level homes because you don’t have to pay a premium price to get into the neighborhood,” says Ali Evans, a Realtor with Berkshire Hathaway Home Services California. “Homeowners have done a great job restoring properties.” A few condo complexes are located on the north side, close to the highway and track tracks, where two-bedroom units start at around $900,000. With it being a more densely populated area, locals can often be seen walking beneath the tree canopy to nearby institutions and businesses, from the Calvary Baptist Church of Santa Barbara to La Bella Rosa Bakery.

The northern border of the Westside is lined by U.S. Route 101 and a parallel set of train tracks.
