Life in southernmost Santa Clara
Along Santa Clara’s southern city limit is Pruneridge, a bustling Silicon Valley suburb with a mix of residential and commercial pockets. The neighborhood’s name derives from the Pruneridge Golf Club, a popular recreation spot encompassing a nine-hole course, driving range and on-site restaurant. It’s a suburban area, where midcentury modern and ranch-style homes sit near each other on enclosed, well-paved suburban streets. Saundra Leonard, a Bay Area native and Realtor with Keller Williams Realty, says that this area is one of the most desirable places to live in the San Jose metropolitan area. “It borders several highly rated school districts, including the Cupertino Unified School District, which definitely comes into play when people are looking for homes,” Leonard says. The other district serving students in this neighborhood is the Santa Clara Unified School District, which receives an overall A rating from Niche. Proximity to tech companies and highways are significant draws for potential homebuyers interested in a commuter-friendly neighborhood. Stevens Creek Boulevard, which connects to two regional interstates, acts as both Pruneridge’s southern boundary and the city limits for San Jose.

$2 million homes on private residential roads
Cul-de-sacs and winding residential roads in Pruneridge are lined with single-family ranch-style properties and bungalows with Craftsman architecture. Some subdivisions include homes and townhouses with flat roof designs and contemporary and Mediterranean-influenced architecture. Most homes have paved driveways, garages and in-ground backyard pools. Single-family homes in Pruneridge came online between the 1950s and the 1980s, but in the past couple of decades, Pruneridge has seen a surge in modern condominium and townhouse construction. Single-family properties typically sell between $1.5 million and $3.3 million, while condo units and townhouses can range from approximately $700,000 to $1.6 million. On average, homes in Pruneridge sell 11 days after being listed; the national average time spent on the market is 44 days. “Overall, the market has been trending upwards – when the housing market reopened after COVID-19, it took off,” says Michelle Elliott, a local Realtor with Coldwell Banker. “So now, due to that increase in demand, we have higher housing interest rates and lower overall housing stock.”

Students zoned for two highly ranked school districts
Students in the upper half of the neighborhood – above Pruneridge Avenue – are zoned for the Santa Clara Unified School District. Students in the lower half can attend schools within the Cupertino Unified School District, including Dwight D. Eisenhower Elementary and Warren E. Hyde Middle School, both rated A-minus by Niche. For high school, students in the lower half of Pruneridge can attend Cupertino High School, an A-plus-rated institution named No. 8 on Niche’s “Best Public High Schools in the San Francisco Bay Area” list for 2025. Students in the neighborhood’s upper half might head to the A-rated Sutter Elementary and A-minus-rated Buchser Middle School before later attending Santa Clara High. The A-rated high school has a world-renowned swimming program that’s produced seven Olympic athletes. Pruneridge is approximately 2 miles from Santa Clara University, which Elliott describes as a private Jesuit university with a beautiful, sprawling campus that locals often walk around.

Pruneridge Golf Club features practice areas and a nine-hole course
Leonard says that Pruneridge Golf Club is the place to go for golfers across the western San Jose area. In addition to its sporting facilities, the club is also the site of Aces Icehouse, a local restaurant and bar where patrons can listen to live music and play trivia. Most Pruneridge residents are also within walking distance of a local park; there are six in total scattered across the neighborhood. Each park has shaded walking trails, playgrounds and green spaces – three parks have outdoor tennis complexes. Mary Gomez Park has a swimming pool and a basketball court, and Homeridge Park, near the northern end of the neighborhood, sits along the Saratoga Creek bed, which travels up toward Santa Clara’s sprawling 52-acre Central Park.

Several shopping centers located throughout Pruneridge
Although this area is primarily residential, a handful of shopping centers and restaurants are dotted throughout the neighborhood. Next to the golf course across Pruneridge Avenue is the Pruneridge Shopping Center, which has a Lucky grocery store and several dining options, including Leichi, which serves authentic Japanese dishes like sushi and rice bowls. At the opposite end of the shopping center is the popular Bloom Eatery & Spirits, a brightly-lit breakfast and lunch café where the smell of fresh pancakes and hot coffee lingers throughout the day. Mariposa Shopping Center sits along Homestead Road with tenants like Ross Dress for Less and a Safeway supermarket. Locals can find several breakfast spots in this shopping center, including Caffino Drive-Thru and the retro-themed Stan’s Donut Shop. For grab-and-go Middle Eastern food, patrons frequent Achilles restaurant just outside the neighborhood. The Sportsmen’s Lounge is a laid-back pub-style eatery where residents can catch the latest game in a neon-illuminated bar setting. Directly east of Pruneridge is the Westfield Shopping Mall, known locally as Valley Fair, and the Santana Row shopping area, widely considered to be San Jose’s premier commercial center.

Proximity to regional Interstate 280 and Interstate 880
Two major roads – Lawrence Expressway and San Tomas Expressway – run through Pruneridge and connect to Interstate 280, a regional thoroughfare traveling east into downtown San Jose and northwest into Silicon Valley. Interstate 880 runs east of the neighborhood and travels north-south through the San Jose metropolitan area. According to Elliott, most people across the San Jose area prefer to drive their cars to get around, but there are a handful of public transit options, including the city’s light rail system and Caltrain, which extends up the western side of the Bay Area into San Francisco. The San Jose Mineta International Airport is a short 5-mile-drive away from the neighborhood and offers dozens of direct domestic and international flights. Two miles outside the neighborhood is O’Connor Hospital, which features 24-hour emergency services.
