Kayton-Frazier is focused on community
Kayton-Frazier is a neighborhood focused on local opportunities and community care. Home to one of Savannah’s larger public housing projects, which includes Herbert Kayton Homes, Frazier Homes and Yamacraw Village, Kayton-Frazier provides housing, outdoor recreation and educational opportunities for Savannah’s lower-income residents. A small number of contemporary condos and apartments also attract SCAD students and those looking for proximity to downtown Savannah. As a long-time fixture of the community, the West Broad YMCA serves as a fundamental learning and gathering place for residents of all ages. Free meals are often supplemented with fresh produce from the YMCA’s community garden, and many children start their academic careers at the Early Learning Center. But proximity to downtown Savannah means that residents of Kayton-Frazier are just blocks away from sampling all the art, culture and food found in the Starland District on Bull Street and events held at Forsyth Park. And with ample public transportation available and easy access to the highway, commuters enjoy quick trips to area employers.

Public housing and contemporary condos
Although most of Kayton-Frazier’s residences are public housing managed by the Housing Authority of Savannah, there are a few condos and townhouses north of Interstate 16 that present contemporary options for buyers. Industrial-style lofts and penthouse suites command the highest prices, which can reach upwards of $600,000. Smaller one- and two-bedroom condos with around 1,000 square feet usually range from $275,000 to $450,000, but local real estate agents say these prices are just going to increase. “We are still in a seller’s market, and inventory is pretty low, so properties move quickly despite rising prices,” says Staci Donegan, an associate broker with Seabolt Real Estate who lives in downtown Savannah.
Getting around on foot or with CAT
One of Kayton-Frazier’s biggest advantages is its walkability, which makes it easy for residents to explore the city or get to school whether they have a car or not. Gadsden Elementary School sits at the edge of the Kayton Homes complex, and Kroger is a mile walk east. But residents also benefit from access to Chatham Area Transit buses, locally known as CAT. The Downtown Transportation System, also called DOT, provides a free shuttle around Forsyth Park, stopping at dozens of cultural destinations like museums and restaurants along the way.

Many of Kayton-Frazier’s youngest residents will start their education at the West Broad YMCA Early Learning Center, which is just down the street. As part of the Savannah-Chatham Public School System, students can then attend Gadsen Elementary, DeRenne Middle and Beach High, which all maintain grades of C-minus or better on Niche. Beach High has an active theater program, and the school unveiled a brand-new auditorium with state-of-the-art equipment in 2021. Students also have the option to attend Garrison School for the Arts, which is a public kindergarten through eighth grade option that maintains a grade of B-plus on Niche.

Just over a mile south, Starland District attracts shoppers and diners from all over the city for its “funky and trendy” collection of local restaurants and boutiques, says Edward Barr, a Realtor with Keller Williams Coastal and a resident of the nearby Parkside neighborhood. The Starland Yard Food Truck Park is one of the most popular destinations, bringing customers together over picnic tables on a cozy patio. “There’s an outdoor bar and yard games. It’s just a fun place to go,” Barr says. For groceries, residents can make the short trip downtown to shop at the local Kroger on East Gwinnett Street.

Across the street from the Frazier Homes apartment complex, the West Broad YMCA entertains residents of all ages with community programs and local soccer and basketball games. Forsyth Park is also just a short walk away, making it easy for residents to enjoy the relaxing gardens, spacious lawns and courts for tennis and basketball that make up this 30-acre park.

Kayton-Frazier’s proximity to downtown Savannah means residents are just a few blocks away from the site of most citywide events: Forsyth Park. Popular annual traditions include the long-running Saint Patrick’s Day Parade, the Savannah Jazz Festival, the SCAD Film Festival and First Fridays, which takes place a few blocks south in the artsy Starland District.
