Anchored between the Seattle Center and the waterfront on Elliott Bay, Belltown offers a walkable, urban setting with an artsy edge, plenty of businesses and an energetic nightlife scene. Condo towers provide stunning views of Puget Sound and the Olympic Mountains. Other highlights include public transportation options, highly rated public schools and proximity to the waterfront and the rest of Downtown Seattle.

High-rise condos offer views across Puget Sound.
A dense concentration of condos in mid- and high-rise buildings
Belltown has a dense concentration of condominiums in mid-and high-rise buildings. Though many of the condo buildings date to the 1980s to 2000s, there's been more recent construction here than in nearby areas like the Pike Place Market neighborhood. "By the waterfront, you can only build so high, but in Belltown, a little further east from the water, the height restrictions start to change. There are 40-plus-story buildings in Belltown," says Greg Nelson, the principal broker for the Seasound Team with Compass. There are far more apartments, some of which are condo conversions.
Median price under $500K, monthly HOA fees can exceed $1,000
Prices generally correspond to size and age, with condos under 400 square feet starting in the mid $200,000s. The median sales price is in the mid $400,000s. Condos of 1,400 to 3,000 square feet can cost $1 million to $2 million. Nelson describes those in the upper range as "super high-end, luxury, with panoramic views." Monthly homeowners association fees start around $400 but can go much higher. "It's not unusual to see monthly HOA fees of $1,000," Nelson says, explaining that this is common with newer construction. "A new high-rise is a bigger operation. And there's the engineers, concierge and cleaning staff to pay, so HOA dues will be significant."
High walkability, biking upgrades and lots of public transportation
Walkability is a benefit of living in Belltown; it's certainly possible to live car free. Belltown's biking infrastructure upgrades include waterfront connectivity. Two-way protected bike lanes are part of the Bell Street Improvements and Project and the Seattle Center Connection Project. And there are plenty of ways to get around using public transportation.
King County Metro buses serve the area, with RapidRide stops on nearby corridors.
Westlake Station, about a mile away, has Link light rail, Seattle Monorail and Seattle Streetcars.
Regional Sounder commuter rail is available from King Street Station, roughly a mile away.
King County Water Taxis link downtown to West Seattle and Vashon Island via nearby Pier 50.
For those who drive, state Route 99 is accessible within about a mile; Interstate 5 is a bit farther east. Street parking isn't a given, but many buildings have garages. Some parking spaces are sold separately.
Seattle Streetcars are among the public transportation options downtown.
King County Metro buses serve the area.

Tons of businesses make Belltown's days and nights lively
Belltown's streets can get busy. "It's denser, energetic and more urban. There's a lot of restaurants, bars and coffee shops," Nelson says. Art galleries, the monthly Belltown Art Walk and spaces like the Seattle Glassblowing Studio showcase the neighborhood's creative vibe. There's plenty to do after dark, thanks to bars, clubs and music venues, such as The Crocodile, known for its connection to 1990s grunge bands including Nirvana and Pearl Jam. Belltown Grocery and New Town Market are typically close to home, while Whole Foods Market, in South Lake Union, is about a mile away.

Noise complaints related to nightlife, construction and street racers
Other than bar crowds, construction and modified cars and street racing are among the sources of noise issues in Belltown. A driver dubbed the "Belltown Hellcat," because of his deliberately noisy Dodge Charger Hellcat, prompted over 100 complaints from residents. In 2025, he was convicted of reckless driving and street racing in a lawsuit filed by the city. Noise ordinances and quiet hours are in place, and the city's Joint Enforcement Team addresses issues.
Close to attractions like Pike Place Market and the Seattle Center
The iconic Pike Place Market, less than 10 minutes from Belltown on foot, is home to over 200 businesses, including stall vendors, fish sellers, farm stands and restaurants. The Seattle Center, bordering Belltown, has several performing arts venues, including the Climate Pledge Arena, where you can see Seattle Kraken (NHL) and Seattle Storm (WNBA) games, or attend concerts and festivals.
An assortment of parks, plus enhanced waterfront features
In the middle of Belltown, Regrade Park has a fenced, off-leash dog area. Bell Street Park is a green corridor with seating, landscaping and community events, like a free concert series. The waterfront area, centered south of Belltown, has improved walkability and expanded public and recreational spaces. The Olympic Sculpture Park is 9 acres, with shoreline scenery, art and trails.
