The eastern section of the neighborhood is the oldest, with neat little rows of postwar ranch-style homes on compact lots lining the residential streets. North of state Route 118 is the Big Sky development, a contemporary master-planned community with eight developments and a dedicated dog park. There are over a dozen community parks in and around Central Simi Valley. Situated on the same block as City Hall and the Simi Valley Public Library, Rancho Tapo Community Park is home to Veteran’s Plaza, which features picturesque fountains and a reflecting pool that sometimes serves as a soft launch point for ducklings. It is sometimes called “Lemon Park” because of its location on Lemon Drive. The park is loaded with amenities like playgrounds for all ages, sports courts and facilities, and a seasonal splash pad. The park hosts the annual ArtsFest each spring, which promises art exhibitions, vendor displays, face painting and performances, among other activities. One of Simi Valley’s largest parks, Rancho Simi Community Park is situated on over 30 acres on Royal Avenue. Cochran Street and Sycamore Village are the main commercial centers of Central Simi Valley. There are big-box shopping outlets like Target, Ross, Hobby Lobby and Staples in the immediate area. Options for stocking up on groceries include Trader Joe’s, Sprouts and Grocery Outlet. The restaurant scene is diverse, with chain dining like Del Taco and local favorites like Junkyard Cafe. Anything but a junkyard, the menu features options like cordon bleu omelets, specialty pizzas and salads made from fresh-picked veggies. Greek House Café is small and family-operated, serving up Greek staples. The hummus and the baklava are two of their most popular options.Bicycle-friendly with multiple public transit options
Central Simi Valley does not have direct interstate access, but state Route 118 cuts through all of Simi Valley. U.S. Route 101, which connects to the broader region, is about 10 miles south. Thousand Oaks is about 20 miles directly south, and downtown Los Angeles is about 40 miles southwest. The area is considered bicycle-friendly, with bike lanes, a 6-mile multiuse path and a bikeway system that connects residential areas with commercial centers. Simi Valley Transit operates bus routes along a few thoroughfares, and a train station on Los Angeles Avenue serves riders of Metrolink and Amtrak. There are a few small regional airports west of Simi Valley, but the closest major airport is Hollywood Burbank, about 30 miles away via the 118. Adventist Health Simi Valley is the primary medical facility in the area.Proximity to the Santa Susana Mountains means fire risk
Due to its proximity to the Santa Susana Mountains and its open space, Central Simi Valley has a significant wildfire risk, particularly north of state Route 118. The area is controlled by the Ventura County Fire Department, which responds to fires in and around the city regularly, particularly in the summer months. In July 2024, the Sharp Fire forced evacuations; it burned over 130 acres before it was brought under control. Fire risk for homebuyers in Simi Valley is real as insurance giants continue to flee the state's volatile market.
