Centrally located Tucson community with laid-back vibe
Set 5 miles northeast of downtown Tucson, Doolen-Fruitvale—known as “DooFru” to residents—is an urban residential area with a melting pot of members. “Because it’s so close to the University of Arizona, it attracts a lot of students,” says Helen Garfinkle, Vice President of the Doolen-Fruitvale Neighborhood Association and resident of 30 years. “We have young professionals, families, older folks—and we have snowbirds come here because it’s very affordable.” She says the area is walkable to nearby grocery stores, shops and the communal Sparkman Butterfly Garden. Along with getting out for exciting city events, folks here enjoy a slower-paced lifestyle surrounded by the natural beauty of the Catalina foothills. “I sit out every night on my porch, and people go by with strollers, kids on scooters—it’s the nicest thing about it. There’s an energy and a sweetness here,” Garfinkle says.

Brightly colored bungalows in Doolen-Fruitvale
With a median home sale price of $277,000, the neighborhood is more affordable than nearby ones like Sam Hughes and Grant/Glenn. Midcentury bungalows and ranch-style homes with painted brick and stucco exteriors here range between $150,000 and $300,000; these properties are spread throughout the neighborhood and offer small dirt-packed front yards, metal yard décor and carport-covered gravel driveways. Larger three-bedroom ranch-style homes built in the 1950s average closer to $400,000 and feature spacious rock-landscaped backyards with small walkways leading out from covered patios.
Midcentury Pueblo-inspired duplexes and condos are scattered around the area’s borders and cost on average $220,000. The neighborhood’s streets are laid out in a grid and dotted with acacia and mature palm trees; streets closer to Doolen-Fruitvale’s borders include well-paved sidewalks, large speed bumps and roundabouts.

Saddling up for the annual Tucson Rodeo Parade
Along with biannual association meetings around the spring and fall time, residents in Doolen-Fruitvale love showing up for big city events. The almost 100-year-old Tucson Rodeo Parade event—now known as the largest non-motorized parade in the country—takes place every February 9 miles south of the neighborhood. Thousands of spectators gather near the Tucson Rodeo Grounds to watch Native American tribal dance performances, marching mariachi bands and cowboy-themed floats all pulled by horses. The Tucson Gem and Mineral Show is the oldest mineral show in the world, and every February, locals flock to Tucson Convention Center 5 miles away to see curated emeralds and sapphires from all over the world.

Small businesses within walking distance on Grant Road
East Grant Road—the area’s southern border—houses several local businesses like La Sandia Tucson Pottery selling hand-crafted garden pots and decorative cow skulls. Locals can walk half a mile south for vintage furniture finds at Antiques Etc. A few blocks west, Robert’s Restaurant serves up classic American diner dishes, and further east, residents can sip on specialty cocktails surrounded by JFK memorabilia at The Shelter Bar. Folks can grocery shop at Trader Joe’s 2 miles east or drive across the street to Fry’s Food and Drug at Crossroads Festival; the shopping center includes big-box retail stores like Bed Bath & Beyond and the popular Roadhouse Cinemas where movie-goers can eat burgers with waffle fries while watching the latest showings.

Perusing through plants at the Sparkman Butterfly Garden
Created through a partnership with the neighborhood association and the Tucson Botanical Garden in the early 2000s, the Sparkman Butterfly Garden is a popular place for residents to hang out; Garfinkle says people like walking their dogs to the block-wide area to check out native flora and pollinator plants, and for a wider selection lush orchids and South American cacti, the botanical garden is a mile east. Neighbors in Doolen-Fruitvale also frequent the Boys and Girls Club of Tucson located near the southern border for arcade game rooms, youth basketball leagues and one of five after-school programs.

Getting to and from Doolen-Fruitvale
Downtown Tucson is a 5-mile drive southwest from the neighborhood, and Tucson Sun Tran buses regularly stop along the northern and southern border. Locals bike throughout the area, especially in the bike lines along East Glen Street in the north. Traffic in the area can be congested with construction from the Grant Road Improvement Project taking place south of the area; by 2026, city officials hope to widen the roadway from two to six lanes, easing the flow of traffic and adding more pedestrian crossings. Banner Health University Medical Center is 3 miles north, and Tucson International Airport is 10 miles south.

Good sportsmanship at Catalina High
The neighborhood is served by the city’s largest school district, Tucson Unified, which is rated an overall B-minus by Niche. Kids can start at Blenman Elementary which earns a C from Niche and continue to Doolen Middle, scoring a C-plus. The C-rated Catalina High has a robust athletic program, and the school is a member of the Arizona Interscholastic Association which focuses on equality and sportsmanlike conduct in high school sports and extracurricular activities.
