As changing as the hilly landscape that gives the neighborhood its name, Washington Highlands is an evolving area that offers DC living without exorbitant price tags. “A huge draw is the affordability,” says Kimberly Diggs, an Associate Broker with Douglas Elliman. “There isn’t much of a clash between the old and the new, but a lot of homes have been lived in for a long time.” The neighborhood, which is located in southwest DC across the river from the heart of the city, is an accessible urban area with plenty of outdoor recreation.

Washington Highlands is located between the Oxon Run Trails and park and the Maryland border. Residents primarily live in town houses and condos, but there are some single-family homes in the neighborhood. Many of the developments feature Colonial-style architecture, with symmetrical windows and pitched roofs. One-bedroom condos may start around $230,000, while fully renovated town houses sell for around $450,000. Streets are lined by cracked sidewalks, while mature trees provide shade.

Visit the cherry blossom trees at Oxon Run Park
Oxon Run Park is a defining feature of the neighborhood, and residents visit to see the cherry blossoms in bloom during the spring – the park has the most cherry blossom trees in D.C. outside of the Tidal Basin. At 128 acres, it’s the largest city park in D.C., with 3.4 miles of trails, baseball fields, basketball courts, playground, pool and amphitheater. The Well at Oxon Run, managed by the nonprofit DC Greens, is a one-acre farm with a pick-your-own flower garden, an orchard, and outdoor classroom. In the heart of the neighborhood, Ferebee Hope Recreation Center features indoor and outdoor basketball courts, an indoor pool, a baseball field, chess tables and a community garden. The Southeast Tennis and Learning Center, at the northern end of the neighborhood, was designed in part by Venus Williams. The world-class tennis facility includes indoor and outdoor tennis courts and hosts summer camps.

Public schools from pre-K to 12
Students in Washington Highlands may attend Simon Elementary School, which serves children from pre-Kindergarten to fifth grade and has a C-minus rating from Niche. From there, they may attend Hart Middle School, which offers extracurriculars like a creative writing workshop and fashion design clubs. The school also has a C-minus from Niche. At Ballou High School, students can participate in the DCPS Career Bridge program and get credit for gaining real-life experience at an internship. The school has a D+ rating. The neighborhood is also home to Ingenuity Prep Public Charter School, which serves grades K-8 and has a B rating.

Local markets like Chesapeake Big Market and Wheeler Market offer residents a convenient place to stop for essentials, while the Giant grocery store about 1.5 miles from the neighborhood offers a destination for more comprehensive shopping trips. While there aren’t many restaurants within the neighborhood boundaries, nearby shopping centers offer destinations for various kinds of cuisine. Joy’s Kitchen, located just past the Maryland border, serves breakfast, fried fish, and wings smothered in house-made mumbo sauce. This no-frills carryout eatery closes at 4pm, so residents must be sure to get there early. Munchies Grill & Chicken, also past the Maryland border, serves halal food including gyros and chicken wings.

Events within the Highlands
The Washington Highlands Civic Association holds regular get-togethers for residents to organize to address challenges within their neighborhood. They also host events like holiday socials, neighborhood beautification projects and picnics. The Bellevue/William O. Lockridge Library, which is 1 mile from the neighborhood center, holds events like movie screenings, craft events, group story times and more. Residents can also travel 3.5 miles south to the MGM National Harbor Hotel & Casino, a popular tourist destination in Maryland that holds concerts and offers opportunities for visitors to play all their favorite slots. The 4200-seat Entertainment and Sports Arena, about 1.5 mile north of the neighborhood, was opened in 2018 and hosts basketball and other sports events. “That redevelopment was really important to the area,” Diggs says. “It brought excitement, it brought enthusiasm, it brought hope.”
