Redland, typically regarded as part of Rockville or Derwood, is a laid-back Maryland suburb with quiet streets and bucolic woodlands. Less than 20 miles northwest of Washington, D.C., Redland has access to the city, sprawling regional parks and daily amenities that make it a cozy area to call home. "There can be a lot of traffic and a lot of people, but they've preserved a lot of the green areas. I love all the green," says Amy Freese, secretary at Redland Baptist Church. "People move because of their jobs or the military, so it's hard to find people that are rooted here, but I do think people make an effort to get to know each other."

Split-levels, bi-levels and townhouses
Houses sit along residential streets and cul-de-sacs with mature shade trees and room to spread out, with some homes on lots up to 2 acres in size. Cars park in carports, garages or along wide streets that don't have sidewalks. Split-level and bi-level homes built between the 1960s and 80s are priced between $500,000 and $700,000 in Redland. Colonial houses, some with columns, are in the same price range. Townhouses range from the high $300,000s for a three-bedroom built in the 1970s to $800,000 for a newly constructed, modern four-bedroom unit.

Highly rated Montogomery County Public Schools
Several elementary schools serve the Redland area, with some students beginning at Sequoyah Elementary School that earned an A from Niche. Older students continue to B-plus-rated Shady Grove Middle School and A-minus-rated Col. Zadok Magruder High School. Col. Zadok Magruder High School offers an aviation program for students to pursue careers in aerospace and piloting.

Rock Creek Regional Park and Lake Needwood
The 1,800-acre Rock Creek Regional Park is the area's premier outdoor area. At the center of the park, Lake Needwood reflects the surrounding forest in its still, deep blue water. "In the summer, there are paddle boats you can rent, and people take canoes and row boats out and fish," Freese says. Locals also hike around the water along the park's 13-mile trail system. In addition to the lake and trails, Rock Creek Park has several playgrounds, Go Ape Zipline and Adventure Park, and the Meadowside Nature Center. The nature center hosts summer camps, educational seminars and supports local preservation efforts. From the park, Rock Creek Trail spans over 20 miles south, all the way to the Smithsonian National Zoo in downtown Washington, D.C. "I biked all the way down when I was in high school, which was a lot of fun, until we realized we had to go back," Freese says.

Derwood Farmers Market on Saturdays
Locals gather and pick up fresh produce at Derwood Farmers Market on Saturdays between April and October at Neighborhood Church on Redland Road. The small market features local vegetable, fruit and flower farmers, bakers and artisans. Freese explains that Derwood has an active community page on Facebook where residents post about what's going on in the area. "We're having a church yard sale next Saturday, so we'll post that on there, and other things we do like Easter egg hunts and Trunk or Treat," Freese says. "There's little pockets of neighborhoods, and people do block parties and things like that."

Redmill Shopping Center and more in Olney
Redmill Shopping Center has a few small shops and restaurants, including a Dollar Tree, Mcdonald's and a local spot, Gourmet Asian Bistro. Locals enjoy Japanese, Chinese and Thai dishes in this contemporary restaurant with ambient lighting. Outta the Way Cafe serves wings, tacos and "samiches" in its relaxed spot that regularly hosts live musicians. Nearby towns like Olney have more shopping and local dining options, such as Salt & Vine Italian restaurant and Cava Mezze Greek restaurant. There aren't any major grocery stores within Redland, but Safeway across Route 355 is one option nearby.
Shady Grove Metro and getting around
Shady Grove Metro Station sits on the neighborhood's southwest corner and has a parking deck for residents to leave their cars and ride into downtown D.C. on the Red Line. For drivers, Route 370 runs through the neighborhood and connects to Route 270 into D.C. Redland has a CAP Index score of 2, indicating a lower risk of crime compared to the national average.
