A neighborhood with a bit of everything
Webster Square has a little bit of everything — grassy, suburban neighborhoods, busy commercial roadways and sprawling green spaces. The western Worcester neighborhood is known across the city for being a busy urban center. But it also has its fair share of outdoor spaces for recreational activities, like Coes Reservoir and Parson’s Cider Mill. “It’s a culturally diverse neighborhood,” says Otis Tat, a Realtor with Excelsior Realty, who grew up in Webster Square. “Oftentimes, the area gets overlooked, but it has a wonderful school system with a unique program with Clark University.”

Free tuition at Clark University for some residents
Students are zoned for The Worcester Public Schools District and can attend Gates Lane School of International Studies for kindergarten to sixth grade, which receives a C-grade from Niche. Then, they can finish their public education at University Park Campus School (UPCS), which Niche gives a B-plus. Clark University, a private four-year school, is also in the area and offers free tuition to UPCS students who have lived in qualifying neighborhood zones for 5 or more years and meet certain academic standards.
Recreation at Coes Reservoir and Parson’s Cider Mill
Roughly 20 acres of public green space lie on the eastern bank of the Coes Reservoir. Commonly known as Coes Pond, the area features 5 miles of walking trails, a playground and a public beach. The well-maintained boardwalk along the reservoir offers plenty of seating and waterfront views. Parson’s Cider Mill, a hiking spot near the foundation of a former apple cider mill, has a mile-long trail that loops through a wooded landscape and passes two ponds.
Just north of the Parson’s Cider Mill is a property with a bit of an otherworldly connection. Solomon Parsons, whose family owned the cider mill land, dedicated the plot to his God with an inscription on a boulder that can still be seen today. Now known as God’s Acre, the land includes an overlook where hikers can get a sweeping view of the city. Bennett Field on Main Street has a softball field and playground, as well as a public pool that’s open during the warmer months.

Webster Square residents have their pick of home styles in the area’s densely packed suburban neighborhoods. Buyers can expect Cape Cods, Colonial-Revivals, duplexes and ranch-style homes. Prices start around $200,000 for a two-bedroom, one-bathroom property and can reach into the $700,000 range for a multi-family home with Victorian influences. There are also rental homes in the area. Tat says, “There’s a lot of routes investors can take, whether they want to rent to young professionals or families. Since Clark University is so involved with the local school and neighborhood, investors buy around that area and rent properties to college students.”
