Suburban living between two main avenues
The Melrose neighborhood of Albany lies between the major thoroughfares of Washington and Western Avenues and just a short drive from the University at Albany. The almost entirely residential region offers a neighborhood vibe, but if locals want to get to the avenues, university or area medical centers, it’s just a short drive away. “If someone wants to live in a small community but wants access to schools, they’ll live in the Melrose area,” says Lorenzo Murray, a New York State licensed associate real estate broker with HUNT Real Estate. “Downtown Albany is easily accessible. For the most part, you’ve got people that either grew up there or they’re raising a family there. It’s great for bike riding, it’s a small, owner-occupied community and it’s a great area for trick-or-treating.”

Mid-century properties with unique attributes
Many of the homes in Melrose were built around the middle of the 20th century, with ranches, colonials and other eclectic designs along its streets. These include Dutch colonials with their trademark angled roofs and occasional Tudors, adding some stylistic flair to the landscape. This is supplemented by vibrant exteriors to some of the homes, from shutters to siding, as well as some occasional Spanish-style homes sprinkled within as well. Prices typically range between $250,000 for a smaller ranch home to around $400,000 for larger colonials, and some properties have pools or large trees in the backyard. “Prices depend on how modern the home is,” Murray says. “Most of the homes over there are owner-occupied. It’s older housing stock but a lot of it has been updated. It’s just an awesome neighborhood.”
A lovely Tudor with a garage in the back is a great catch to have as a home.
Several mixed styles are all connected with a sidewalk to be neighbors and enjoy a walk.

A magnet school in Melrose
Close to the river, students can start their educational journey with pre-kindergarten through fifth grade at Arbor Hill Elementary School. It scores a C with Niche, while William S. Hackett Middle School hosts grades six through eight, garners a B rating and ranks as the fourth-most diverse middle school in the entire state. Albany High School is given a B as well and is in Niche’s top 10 magnet high schools in New York, offering four distinct academies within its halls for enrollment.

A pair of parks for people and pets
Close to the northernmost point of Melrose lies Rosemont Park, the only green space located within the neighborhood. It’s just over the backyard fence from several homes to its southwest, and has a playground, tennis court and basketball court alongside an expansive field sometimes used for baseball. Just north, Frank Waterson Park is also known as Westland Hills Park and its complex includes five baseball diamonds, several play areas, four tennis courts and more. Westland Hills Dog Park also serves as a spot for furry friends to use up some energy. “There’s mostly just those two recreation spots,” Murray says. “People still go over to Washington Park because that’s where all the activities are and where you’re doing stuff.”

Local eateries outside of Melrose
Western Avenue runs along the south side and eventually branches off into Madison Avenue, and both are part of Route 20. “Melrose is between Route 20 and Washington Avenue,” Murray says. “Junior’s Bar and Grill is where people in Melrose will go to hang out at night. There’s bars, some good restaurants and the Price Chopper supermarket is popular there.” Junior’s is located just past the split in the roads, while a nearby Market 32 has groceries. Central Avenue, a few minutes north, is lined with some chain restaurants, but residents can also find local staples with international fare, like Caffe Italia or Northeast Chinese II, or with classic menu items, like at the Gateway Diner or I Love New York Pizza. Café Madison, close to Junior’s, deems itself “Albany’s brunch hotspot” and opens at 7:30 a.m. every day, while sports fans can catch games at Lynn’s Uptown Tavern just north.

Events at Washington Park
Washington Park’s recreational amenities are complemented by many festivals and events held in the space throughout the year. On a daily basis, residents can venture over and clamber onto the playground, shoot hoops or swing rackets on its basketball and tennis courts, cycle along its paths or play pickup games in its green spaces. The most notable celebration is the Tulip Festival, and the park showcases about 200,000 of the flowers that blossom each spring. Park Playhouse puts on shows during the summer, and both the Columbus Day Parade & Italian Festival and Latin Festival are held there as well.
With a large tulip garden there is an annual festival that is not to be missed.

Nearby universities and highways
Head a few minutes northwest to the University at Albany, just a short drive away. “You could get to the University at Albany campus in less than 10 minutes,” Murray says. “You could get to downtown Albany, depending on traffic, in less than 20 minutes, because it’s a straight shot down Washington.” New York State Route 85 makes up the western boundary, with several on- and off-ramps extending into Melrose. Buses from the Capital District Transportation Authority service both Western and Washington Avenue.
Route 85 passes right next to the Melrose neighborhood making it easy to get around.
