Surrounded by major roadways and less than 10 miles from the Augusta Riverwalk, Old Savannah is a South Augusta neighborhood close to shopping, interstate, parks and schools. Peach Orchard Road is a makeshift shopping district with a wide range of retail and restaurant options on the neighborhood's western edge. Butler High School is in the middle of the community, meaning students can quickly walk to campus daily. “Old Savannah is in a good area and is within walking distance or a short drive to all needs of life from schools, shops and parks,” says Justin Bolin, a broker with VanderMorgan Realty LLC, who has been in the Augusta market for nearly two decades.

Ranch styles in South Augusta
Tight, winding streets feature multiple shapes and sizes of brick and vinyl ranch properties that adorn compact lots. Front yards are narrow, but there is some property space, and houses sometimes have fenced-in backyards. Homes have short driveways so that locals can park on the street without parking on the road. Prices range from $28,000 to $230,000, but buyers can expect a home under 1,000 square feet to go for around $135,000, while a three-bedroom ranch-style will go for about $150,000. “It is at a good price point for first-time homebuyers and those looking to downsize,” Bolin says.

Attending the Richmond County School System
Old Savannah is zoned for the Richmond County School System, which scores a C on Niche. The district allows students and parents to individualize education plans with multiple magnet and specialty schools available for middle and high school students. Most students will attend Richmond Hill, which scores a D-plus on Niche, for kindergarten through eighth grade before heading to Butler High School. Butler High School, which achieves a C-minus on the site and has been offering the AVID program since 2015. The program is for students in the academic middle (2.5-3.5 GPA) who are either the first to attend college in their family, are historically underserved in a four-year college, are low-income, or have another special circumstance.

Fleming Athletic Complex and Bernie Ward Community Center
Located behind Butler High School, Fleming Athletic Complex hosts youth athletics programs on its multiple sports fields but also has traditional park amenities like a playground, picnic areas and outdoor basketball courts. It is home to the Bernie Ward Community Center, which has the South Augusta Athletics offices, an indoor gymnasium, a steam room, and an outdoor pool. The building is an EMA-designated emergency shelter. On a smaller scale, Elliott Park has two small playgrounds separated by a shelter pavilion with picnic tables scattered between them. Across the parking lot is a dirt-infield baseball field for pick-up games.

Peach Orchard Road has everything residents need, from shopping to dining to service stations. The Orchard Square Shopping Center features a Lowe’s and Salvation Army Family Store. A tradition unlike any other
Despite no neighborhood-specific events, Augusta has plenty of activities. The city is probably best known for hosting the PGA Golf Tournament, The Masters, each year for the first week of April. Augusta hosts an Ironman Triathlon each fall as well. Downtown Augusta has James Brown Arena, which hosts many traveling shows and concerts.
Getting Around Augusta
Augusta Transit operates multiple bus routes throughout the city for public transportation. Old Savannah is serviced by Route 9 Red – Lumpkin Road line, which connects to other lines at its Gordon Highway stops. Commuters can also take advantage of nearby major roadways, including Interstate 520, the Bobby Jones Expressway, an auxiliary highway that encircles most of Augusta, Georgia and North Augusta, S.C. and runs south of the neighborhood. On the west side, U.S. Route 25 is the main thoroughfare in Augusta and stretches north to Ohio.
