Classic styles right next to ultramodern builds
While Austin may have been a smaller, sleepier town when many of the homes in the neighborhood were constructed, things have changed in the time since. And while Austin is now a thriving, bustling metropolis, Dawson maintains a lot of its original character and charm—which is part of what makes it an appealing option for many. “The biggest issue for many people when it comes to Austin is how high the prices are,” says Grossman. “A lot of people love the ‘weird’ charm of the older homes in places like Dawson, instead of the million-dollar new builds that are popping up all over.” Dawson’s location is closer to South Austin than it is to downtown as well, meaning that residents typically get more house for their money—both inside and out. In Dawson and its surrounding area, prospective buyers can still find sprawling ranch-styles, along with craftsman homes, that date back to the early 20th century. Modern and contemporary builds are increasingly common, however—with more and more established builds being replaced with new construction. A single-family home typically ranges in price from $650,000 to $2.5 million, though condominiums and townhouses can start around $600,000.

Foodies rejoice in South Austin
Austin, among many other things, is also known for its food scene, and Dawson does its part to earn this reputation. Residents have quick and easy access to the countless options present in South Austin, but the neighborhood itself is home to favorites as well. Since its opening as a food truck in 2017, LeRoy and Lewis Barbecue has received numerous accolades and awards, including being named as the top new barbecue spot in all of Texas by Texas Monthly just two years after it opened. The local favorite just opened the doors on its brick-and-mortar location recently, allowing for even more people to experience its cuisine.
