Extending north to 38th Street, North University retains a quiet ambiance despite its proximity to the university. “It’s a great neighborhood for families,” says Realtor Ashley Brinkoeter, who has been representing real estate transactions in the Austin area for more than 10 years. “It’s quiet and there are several parks in the area, plus it’s close to the highway and Lamar without being too close.” Because the neighborhood is so close to UT, potential buyers will find a mix of residents, ranging from students to young families to retirees. North University is a neighborhood that appeals to a wide variety because of all it has to offer in the way of amenities and convenience.

Superb shopping and dining nearby
When it’s time for groceries, residents head to the nearby Hancock Center, less than 2 miles away, where they can pick up groceries at H-E-B. Also located in the Hancock Center is a 24-Hour Fitness, for those who want to get in a workout before heading out for the day or after their work is done. For home necessities, Target is located at the intersection of Guadalupe and 21st Street, 6 blocks south of North University. For more intensive retail therapy, neighborhood residents can peruse local offerings from merchants on The Drag across from the University, or they can make the 10-mile drive up Interstate 35 to The Domain. “The Domain is a big draw for all of the North Austin neighborhoods,” says Brinkoeter. “Pretty much everything you could need is right there.” Retailers in The Domain include Dillard’s, Dick’s Sporting Goods and Home Depot, among many others.
And when dining out is on the agenda, there are plenty of options from which neighborhood residents can choose. Being so close to the university, it’s not surprising that there are plenty of fast-food spots, but Dirty Martin’s Kum-Back Place is an Austin legend, where they’ve been serving burgers since 1926. For a slightly more elegant meal, Sip Pho offers authentic Vietnamese cuisine in an understated setting.

Students in North University are served by the Austin Independent School District, which earns an overall grade of A-minus from Niche. Students in the neighborhood can attend Russell Lee Elementary, Kealing Middle and McCallum High School. Russell Lee earns an A-minus from Niche, and Kealing and McCallum both earn an A. Students at McCallum can participate in any of 60 school-sponsored clubs, and they have the opportunity to play any of 24 varsity-level sports. Alternatively, parents can avail themselves of several private schools in the area, including St. Stephen’s Episcopal School, which is rated as the best private school in the Austin area by Niche.

When they need to get out and play, North University residents have two neighborhood parks from which to choose. Adams-Hemphill Neighborhood Park is the larger of the two, and offers visitors access to a playground, walking trails, two basketball courts and picnic tables. Alternatively, the quirky Sparky Park in the northern section of the neighborhood is a pocket park that features an art installation by renowned sculptor and former Austinite Berthold Haas. The grotto wall Haas created in the park is composed of stone, steel, mirror balls and a variety of found objects.

Living in central Austin, this is a generally quiet neighborhood in close proximity to down town, UT, and several grocery stores. It's full of lovely houses with character, laid back neighbors, and is great for hilly walks with the dog.
