In Southeast Boulder, winding residential streets are near city parks, open spaces and multi-use trails. The expansive suburban neighborhood is a little over 4 miles from downtown Boulder and is divided into multiple subdivisions with a variety of housing styles. Residents enjoy easy access to the outdoors and various amenities, such as shopping centers and top-rated schools. Highways and public transit also make it easy to navigate the rest of the city.

The cost of living in Southeast Boulder
The median sales price for a home in Southeast Boulder is about $1 million, which is slightly higher than that of the City of Boulder, which is about $950,000. It is lower than some of Boulder’s older neighborhoods to the north, like Mapleton Hill, which has a median sales price of around $1.4 million. “For me, it’s about finding adequate square footage without having to spend $3 million or more to do so,” says Thomas Cohen, a broker associate with Compass who has over 35 years of experience. “It’s an affordable spot, relatively speaking, for Boulder.”

Prices range from the lower $800,000s to $2.8 million. “The area tends to have larger, older homes. They tend to be a little bit more desirable,” says Brett Sawyer, a Realtor with Kentwood Real Estate, who has over 20 years of experience and grew up in the area. There are also condos and multistory townhouses available for purchase or rent. These units cost between the upper $200,000s and the lower $900,000s, depending on square footage and number of bedrooms.

Outdoor amenities and parks in Southeast Boulder
City parks and open spaces offer abundant outdoor activities in Southeast Boulder. Arapahoe Ridge Park, called Rock Park by locals, is known for its climbing rock formations by the playground. It also features a basketball court, baseball diamond and soccer fields. Admiral Arleigh Burke Park has paved walking paths surrounding a pond, and Flatirons Golf Course has 18 holes open to the public. Farther south on 55th Street, East Boulder Community Center offers both indoor and outdoor facilities, including a pool, fitness center and racquetball courts. There’s even an off-leash dog park next door.
Multi-use trails wind through the neighborhood, offering both recreation and transportation. “A lot of people bike here. There are great bike trails all over the place,” Cohen says. “With the paths, you can go all the way around town without ever really having to cross a street because there are underpasses.” You can also walk along hiking trails that explore Baseline Reservoir and the surrounding open spaces.

Boulder’s top-rated public schools
Children living in the area can attend top-rated schools within the Boulder Valley School District, including Eisenhower Elementary and Manhattan Middle School of the Arts & Academics. There’s also Horizons K-8 School, a high-ranking charter school in the area. “The schools in this part of Boulder are exceedingly strong,” Sawyer says. The district does offer choice enrollment for those who want to attend a school outside the neighborhood.

Commuting via personal and public transit
Southeast Boulder has multiple transit options, including the Regional Transportation District (RTD) bus service. Bus stops are found along Baseline Road, Eisenhower Drive and Manhattan Drive, and a Park-N-Ride station with a garage is located on Table Mesa Drive. Those who commute with a personal vehicle have access to U.S. Route 36 and Colorado Highways 7 and 157, known as Foothills Parkway.
Commuters heading into Downtown Boulder will travel a little over 4 miles northwest of the neighborhood. The drive takes about 10 to 20 minutes, depending on the time of day. Traveling into Denver is roughly 27 miles and 30 to 50 minutes away.
Park-N-Ride bus stations make it easy to commute around Boulder.
Drivers can access U.S. Route 36 from Southeast Boulder.
Colorado's RTD bus service has stops all throughout South Boulder.

Southeast Boulder’s shopping and dining amenities
Meadows on the Parkway is a shopping center in the neighborhood providing commercial amenities. There’s Safeway and Walgreens for essentials, plus a selection of restaurants:
Big Daddy Bagels, which operates as a bakery and cafe
Gondolier Italian Eatery, serving traditional pasta entrees
McDevitt Taco Supply, with specialty tacos and full-service bar
Mount Everest Cuisine, for authentic Nepali dishes
“There are some nicer restaurants there, and some fast-casual,” Sawyer says. “We locals tend to stay away from the downtown area in the summer.” You can find more options closer to CU Boulder’s campus. At the Baseline Road and Denver Turnpike interchange, there’s Sprouts Farmers Market and a handful of chain eateries like McDonald’s and Cosmo’s Pizza.
