Though the 1977 blackout — a major power outage throughout the city that resulted in looting and vandalism —led to widespread fires and significant damage, the neighborhood underwent revitalization in the 1990s. And the neighborhood is seeing more change yet. “The whole Fulton Street district has just been rezoned, and New York City is pumping a lot of money into it,” says real estate associate Mark Martov of The Corcoran Group. “It’s becoming a big commercial corridor, especially around Broadway Junction, and bringing in retail stores and big brands. I think in 5 years’ time, this place will not be recognizable.” Until then, several neighborhood haunts help to maintain a lively atmosphere, and single- and multi-family homes create a residential feel. Proximity to Broadway Junction — where all the train lines meet — allows for accessibility to the city and neighboring boroughs. Additionally, the neighborhood offers proximity to progressive schools and well-maintained playgrounds for a semi-suburban lifestyle in Brooklyn.

Brick-façade condo buildings and multifamily townhomes with large bay windows
Postwar buildings are most prevalent in the housing market, with attached brick multi-family rowhouses making up the majority of homes. Depending on size and condition, these can range from $780,000 to $1.8 million. Properties on the higher end tend to have upwards of ten bedrooms or multiple units. “Everyone who is shopping in Ocean Hill sees they’re getting a better bang for their buck and a lot more conveniences here than in other neighborhoods,” Martov says. “You can get a brownstone for $1.4 million within walking distance to Bed-Stuy, where you’d be paying double.” Brick five-bedroom townhouses on Decatur Street can price around $2.1 million, while two-bedroom condos can range from $350,000 to $620,000. Nearly all Ocean Hill houses have concrete facades and walk-up stoops. Some residents receive abundant natural light from large front-facing bay windows.

Conveniences along Atlantic and Broadway, diverse eateries
While independent stores and restaurants dot the neighborhood, most retailers and chain eateries line Broadway and Atlantic Avenue. Grocery stores including Key Food Supermarkets and Foodtown of Bushwick, along with fast food chains and other conveniences cluster along Broadway. Seafood favorite Ocean Blue Seafood Market joins 174 Bar Sonora serving crispy tacos and chorizo nachos. “There are a ton of coffee spots here,” Martov says, “but one of my favorite places is Pita Point.” Warm wood and exposed brick interiors make The Daily Press Coffee House a favorite for breakfast, while the neon lights and vibrant diner vibes at All Night Skate invite locals for evening libations. For a fun night out, residents can reserve a booth and sing some tunes at AUX Karaoke Box or catch a comedy show at The Tiny Cupboard Comedy Club.

Spanning two levels shaded by trees, the neighborhood's namesake Ocean Hill Playground not only features jungle gym equipment for kids, but also has handball courts and a skate park. Residents come together to enjoy sunny days at the park’s picnic tables. Nearby Saratoga Park also has a playground, as well as a splash station that is popular during hotter months. Martov says the neighborhood’s smaller associations also organize plenty of block parties during the summer. “You get that old-school neighborhood charm,” he says. Nearby museums offer additional cultural activities and opportunities for learning. The Weeksville Heritage Center explores the history of an African American community in Brooklyn circa the 19th century, and the Brooklyn Children’s Museum in nearby Crown Heights offers an engaging experience with hands-on exhibits.
Proximity to the Broadway Junction transportation hub
Broadway Junction is an epicenter for transportation options, and is served by the A, C, J, Z, and L trains. Locals may also take express links to Manhattan and popular Brooklyn neighborhoods like Bushwick and Williamsburg. The Long Island Rail Road also stops at the transit hub. “Getting into Manhattan is very convenient,” says Marcia Melendez, an agent with eXp Realty, “but residents don’t have to deal with all the hustle and bustle.”
