A Spuyten Duyvil co-op with presence, parking and a pool
Many of the residential buildings on the east side of the compact, southernmost Bronx neighborhood of Spuyten Duyvil look very similar. The sloping streets are populated with numerous brick, mid-rise properties built in the 1950s or 1960s. Dating to 1960, the six-story, 100-unit 601 Kappock St., known as The Presidential, is among them.
But as Danielle Senisi, a BOND New York Properties agent who has done business in the building, points out, the co-op does not blend in. Perched on a hilltop and fronted by a far-reaching portico with towering white columns, a private drive and a landscaped slope, the building makes a statement. “It’s a prominent building in the neighborhood,” she says. “Sitting on the hilltop, it’s pretty well-presented.” She reports that the light-filled, expansive lobby, which features a marble wall and a raised, wedged-shaped corner seating area with railings, also impresses visitors. “People say ‘Wow. I had no idea.’”
Douglas Elliman executive manager of sales and longtime resident of the area Tehri Edwards, says the co-op’s proximity to transit options and abundant parking spaces attract many buyers. “Because it’s an older building, it has an outdoor lot, so there’s enough,” she says. “Street parking is very hard in that area.” (The building also has indoor parking.)
And for some people, the co-op’s seasonal outdoor pool is a draw. “I don’t think it’s a ‘must.’ I think people who have little kids, they like it.”
For Senisi’s clients, it’s a different story. “The pool is a very big deciding factor for all of my clients,” she says.
Studios to four-bedroom units, some with balconies
Homes in the co-op include studios to four-bedroom apartments. Studios up to 600 square feet list for $120,000 or more. One-bedroom units can measure as much as 1,000 square feet and ask $175,000 and up, and two-bedrooms sell for $230,000 and higher. Three-bedroom home prices start at $405,000 and can be as large as 1,450 square feet. Four-bedroom homes are uncommon, but a four-bedroom, three bath unit measuring 1,600 square feet sold for $550,000 in 2023. Two-bedroom apartments, accounting for about 30% of the units, have balconies.
Seasonal pool and abundant parking
The co-op is staffed by a part-time door attendant, a live-in super and two porters. Senisi confirms that residents do make use of the outdoor pool. “Every time a tour is during the summer, it is actually being used.” Additional amenities include laundry facilities and a bike room. The building is pet-friendly.
Spuyten Duyvil near necessities and parks
Senisi describes the Spuyten Duyvil/Riverdale area as “an urban sanctuary.” “It’s right outside upper Manhattan, but the landscape is completely different. There’s trees and parks and views of The Palisades,” she says. “It has the convenience of being in a city while still having the peace and quiet of suburbia that some people like to flee to. And it’s right in your backyard.”
A small strip mall is across the street for basic necessities and services. Popular shopping and dining options are found along and near Johnson Avenue and Riverdale Avenue, including a Key Food Supermarket on W. 235th Street. Several supermarkets, including ALDI, Foodtown and Garden Gourmet Market, are along Broadway, 10 minutes away by car. Covered by the elevated tracks of the 1 train, Broadway is another commercial corridor nearby. The fitness and social club The Club of Riverdale is around the corner. The nearly nine-acre Henry Hudson Park can be reached in about 15 minutes on foot and contains athletic fields, a playground, walking trails and dog-friendly areas. Seton Park has similar facilities and is a 15-minute walk to the north. The massive Van Cortlandt Park to the north is a five-minute drive.
Express and local buses to Manhattan steps away, plus Metro-North and the 1 train
Express and local buses stop across the street from the co-op, and travel to Midtown via mass transit takes about an hour. The Spuyten Duyvil Metro-North Railroad station is a five-minute drive from the building, and travel time to Grand Central Terminal is about 30 minutes. Travel time to Midtown by car is also a half-hour. The building is next to an entrance to Route 9A/Henry Hudson Parkway for easy access to Manhattan and points north, and Route 9 and Interstate 87 are major roadways to the east. LaGuardia Airport can be reached in about 25 minutes by car.
