Distinct Art Deco condo on Central Park West with prewar proportions and modern qualities
A distinguishable outlier from the prominent Beaux-Arts and revival-style co-ops that make up Central Park West, Jadam Condominium is defined by its decidedly late Art Deco-style. Constructed in 1941, the six-story Manhattan Valley residence’s leaning International Style modern architecture represents the more rationalist, rectilinear and restrained approach of the transitional time, considering what was happening in the world at the time and how that might have affected the availability of building materials. Nevertheless, this smart prewar building is clad in a resourceful interplay of yellow and red brick; implemented in a sparingly decorative pattern between window bays and concrete block inserts framing the entrance. Because the structure directly abuts the sidewalk, fire escapes were cleverly recessed into two lightwell shafts.
Though the exterior demonstrates a level of nuanced austerity, finishes and architectural details within its 60 units are slightly more elaborate: plaster walls with arched cutaways, crown moldings, hardwood floors with step-up nooks, fully enclosed galley kitchens, intricate tile work in bathrooms and spacious layouts indicative of the era. “Like any building of this age, changes have been made over time while original features have been preserved and even restored, which makes for a dynamic balance of old-world charm and modern-day convenience,” says Jennifer Kaufman Stillman, an agent with Douglas Elliman. While Jadam Condominium has all the sufficient amenities expected of a full-service white glove building, the main draw here is, unquestionably, the 843 acres of activity-rich Central Park right across the street. Unlike other areas that run along its edge, this less bustling pocket of Manhattan makes for a more tranquil setting.
Spacious residences with both historical detail and contemporary updates
While there’s an even distribution of one-bedrooms — priced between $750,000 and $950,000 — and two bedrooms — fetching upwards of $1.3 million — there are also handful of studios — selling for $500,000 on average. On the market in fall 2024 for $600,000, studio unit 4F covers 490 square feet of space and includes an alcove sleeping area that could be converted into a fully enclosed bedroom. There’s also a separate dressing room and foyer. Recently updated, larger-than average casement windows throughout the property bring in tons of natural light and, in this case, look out onto the park’s old growth trees. While the kitchen might need a refresh, the bathroom has been fully revamped. There are also several combined three and four bedrooms selling for $1.2 million and $1.8 million, depending on size and position in the building. Unit 4BC is a full floor four-bedroom residence that last sold in 2016 for $1.8 million. Sold for $1.2 million in 2020, unit 5/6C incorporates three bedrooms across two floors and features a unique spiral staircase. There’s ample closet space throughout Jadam Condominium and some residences feature in-unit washer/dryers. While monthly common charges are relatively low when compared to newer condo buildings in the area, there’s a special assessment in place through the end of 2024.

Residents and their guests enter Jadam Condominium through a sufficiently grand lobby helmed by full-time white-glove door attendants. There’s also a live-in super, a sizable laundry room and bike storage. The building is across from Central Park’s somewhat secluded Great Hill perch and The Pool. “It is the start of the waterway that flows east to Harlem Meer,” Elliot Willensky writes in the AIA Guide to New York Fifth Edition. “At its eastern edge, the Pool becomes a waterfall.” There’s also easy access to the green lung’s especially undulated 6.1 mile running and cycling loop road at West 100th Street. The Tarr Family Playground is right next to this entry point. For commuters, the local B and C subway lines stop at the 103rd Street Station around the corner. There's also a Citi Bike station right out front. The stretch of nearby Columbus Avenue between West 100th and West 99th streets is lined with big-box stores like Target, HomeGoods and Whole Foods. Further south and north, there are numerous owner-operated restaurants and bars such as Mila Cafe, Thai staple Mekong and Mexican go-to The Calaveras NYC.
