An accessibly priced postwar condo with low common fees in Flushing
Buyers looking for a good deal in a well-maintained building can look at The Towers at Briarwood in downtown Queens. The condominium was built in 1983 and lacks the distinguishing features often seen in postmodern architecture. Long, roomy balconies and eye-sore air conditioning units play down the texture of the yellow brick facade and appear as if it lacks an intended unity. There is, however, a landscaped driveway that pulls up in front of the lobby and leads to the private parking garage. While the architectural detailing is lacking, the building is well-kept, with moderate monthly charges.
Spacious layouts with ample closets, large kitchens and sizable private terraces
The building has 80 units across 11 stories, ranging from one- to two-bedrooms. Because the building was completed three-plus decades ago, the condition of the residences runs the gamut, somewhere between completely gut renovated and well-maintained original. Condos don’t go on sale often, least of all resales. In recent years, the latest listings have all been rentals; a two-bedroom went on the market for $3,600 in October 2024. Averaging 950 square feet, two-bedrooms feature layouts with foyers that open up into an open central area with a kitchen, dining area, living room and half bathroom, and hallways that lead to the side-by-side secondary and primary bedrooms; the last sale in December 2014 netted $580,000. One-bedrooms, spanning 700 to 870 square feet, open up into salon-like foyers that extend into a large common area with an open kitchen and living area (big enough to fit a dining table but not large enough to be considered a formal dining space) and hallways with a bathroom that extends to the primary bedroom with a walk-in closet; the latest transaction closed at $500,000 in October 2012.
Basic services and no amenities spaces
The Towers at Briarwood is an elevator building with a live-in superintendent and part-time maintenance staff. The condominium doesn’t offer any amenities, and there isn’t a courtyard or roof deck, but each apartment has a sizable private terrace (which some residents have renovated into a sunroom). While parking in the building is waitlisted and street parking can be tough to find, there are five competitively priced parking lots within walking distance.
Asian food galore at specialized supermarkets, food trucks and restaurants
Also known as the Chinatown of Queens, one cannot mention Flushing without bringing up the plethora of Asian restaurants, markets and food trucks; some highlights include the dipping sauces at Happy Lamb Hot Pot, milk tea at Sing Choi Kee and the seafood selection at Jmart. Besides all the vendors in the food hall at the new shopping mall, Tangram, there are diverse shops, including Nana Press On Nails, MINISO and Angry Birds Cade. Residents can shop for groceries at nearby markets such as Stop & Shop, H Mart, and Target Grocery. Meanwhile, Flushing Meadows Corona Park offers 900 acres of greenspace with barbeque areas, biking and hiking trails, an 18-hole golf course, a recreation center with an Olympic-sized lap pool and tennis court; the grounds are also home to 75 species of animals from the Americas at the Queens Zoo. Nearby, Citi Field hosts baseball games of the home team, The Mets. NewYork-Presbyterian, the major Queens hospital, is in the vicinity of the park, adjacent to Queens Botanical Gardens.
Proximity to public transit and major thoroughfares
Flushing-Main Street station, just 8 minutes door-to-turnstile, provides access to the 7 train. Around the corner, a Long Island Rail Road station by the same name provides direct service to Grand Central in just 25 minutes. Nearby major highways—Grand Central Parkway, the Long Island Expressway and Whitestone Expressway—seamlessly connect residents to greater Brooklyn, Manhattan and beyond.
