Smallwood has single-family options close to Uptown
Smallwood is a neighborhood offering plenty of single-family homes just outside of Uptown Charlotte. The community consists of older bungalows and ranch-style homes, but it is evolving thanks to significant ongoing development. The newer housing includes townhomes along with more modern designs. The area is also adjacent to Johnson C. Smith University and is near the shopping and dining corridors along Freedom Drive.

Broad selection of home styles with no HOAs
Single-family home architecture includes ranch-styles, bungalows, cottages, modernist designs and New Traditionals. Townhomes are also present. “It’s an up-and-coming neighborhood,” says Andy Griesinger, a Realtor with eXp Realty LLC Ballantyne who has around a decade of experience. “You are going to see a healthy mix of older homes that are multigenerational [with] people living in them for decades, all the way up to new construction,” says Griesinger.
Prices for townhomes range between $300,000 and $550,000. Single-family housing typically ranges from $250,000 to $700,000. However, new builds and renovated homes can reach above $800,000 and run into the millions. Smallwood is generally more affordable than some of the districts bordering Uptown, such as Seversville, Biddleville and Wesley Heights.
Homes are typically on gridded streets with smaller lots and oak trees accenting lawns. Griesinger says there are no homeowners’ associations. He also says the area has attracted many first-time home buyers looking to live close to Uptown.

CATS buses, light rail and interstates connect residents
The Charlotte Area Transit System’s buses stop in Smallwood mainly on Rozzelles Ferry Road. The Lynx’s Gold Line runs to the east along Trade Street and Beatties Ford Road, with the closest stations being at Johnson C. Smith University and Bruns Avenue. The Interstate 77 and Interstate 277 interchange is also nearby. Uptown is less than 2 miles away. Atrium Health Carolinas Medical Center is 5 miles away.
Smallwood residents have easy access to the Charlotte LYNX system.

Martin Luther King Jr. Park is located within Smallwood and has pickleball courts and a playground. The Stewart Creek Greenway has a 1-mile paved trail. Five Points Park, outside the community, has a playground, courts and a picnic site. More entertainment, including professional sports, museums and musical venues, is in Uptown. “It’s generally a good neighborhood, especially with how close it is to everything,” Griesinger says.
