Regis is influenced by access to education and the interstate

In Denver, the 1960s construction of Interstate 70 did much more than connect the east and west sides of the city; it also catalyzed the development of an independent culture and community in Regis. Once part of the Berkeley neighborhood to the south, Regis took its name from Regis University, a private Jesuit college that opened in 1877 and still welcomes thousands of students to its campus each year. Now, Regis offers homebuyers a chance to live in a golf course community that Realtor Sam Neumann describes as “quaint and local while also buzzing.”

A wide selection of single-family housing styles

Regis’ unplanned streets feature homes ranging from 1920s bungalows to contemporary townhouses with views of the Willis Case Golf Course. Square lots necessitate boxier home styles, so you won't find many ranch-style homes here. Spanish-style red tile roofs cover condos with window arch detail, and Tudor-inspired cottages bring elegance to the streetscape. West of the golf course and north of Inspiration Point Park, the area’s most spacious homes sprawl along curving streets that wind up the hill. Some of these homes sit over 5,000 feet above sea level, and many boast huge west-facing windows with panoramic views of the mountains.

With variations in lot size and square footage, Regis has options for buyers at multiple price points. “The median price in Regis hovers around $725,000, but that doesn’t really represent the true range of housing prices here,” says Neumann, noting that the neighborhood has everything from renovated, two-bedroom bungalows for $600,000 to four-bedroom mountain estates that easily surpass $1.5 million. But even with this many options, Neumann says there are fewer sales here than in neighboring Berkeley despite the median home price being $200,000 cheaper. “There’s still some hesitation about living north of the highway, but it’s really a nice area. The parks are still walkable, and everything else is just a short drive away, including the schools,” Neumann says.

Quality public schools and Regis University

Many students living in Regis will start their academic career at Centennial, A School for Expeditionary Learning, which maintains a grade of B on Niche. After attending Skinner Middle School, which maintains a grade of A-minus, students can move on to North High School, which maintains a B. Operating for over 130 years, North High is one of the city’s oldest schools and offers dual enrollment courses in connection with local colleges. And if students want to continue their education close to home, they can apply to attend the neighborhood’s namesake, Regis University.

Recreation at Denver's parks, lakes and golf courses

After school, spend some time at Rocky Mountain Lake Park’s playground before catching a sunset view at Inspiration Point Park, a 25-acre passive space that’s been a popular scenic overlook since the early 1900s. If you like to golf, grab your clubs and hit the tree-studded green at the public Willis Case Golf Course. Berkeley Lake Park attracts visitors from all over the city with its indoor recreation center, large dog park, fishing lake and paved walking trails, and you can spend summers cooling off in the outdoor pool. In the evening, follow the glowing aura of lights west across Sheridan Boulevard and let your inner child run wild at the nostalgic, early 1900s-themed Lakeside Amusement Park.

Restaurants and grocery stores near Regis

In the morning, refresh with a steaming macchiato and a homemade scone at The Noshery. You’ll likely run into a few neighbors here, as this breakfast and lunch café has become a cozy local hangout. If you’re missing the East Coast or want a taste of New York, you can get your fix at Brooklyn’s Finest Pizza. Traveling along Denver's interstate systems

Interstates 70 and 25 offer an easy route to downtown Denver, which is also accessible by local bus. With diverse properties and skyline views, Regis is a distinct residential pocket with great accessibility and lots of local charm.
