An artistic spirit and a strong sense of community define Houston's historic Third Ward, Beyoncé’s childhood home. Neighbors are frequently gathering at Emancipation Park, which hosts one of Houston’s largest Juneteenth celebrations, and exhibitions from Project Row Houses. Two universities are based in the area and regularly work with residents to help preserve the Third Ward’s history and community. There are a handful of local restaurants in the neighborhood, but you are also less than 3 miles from Downtown Houston.

Older homes and new construction in the Third Ward

You can find old and new construction in the Third Ward. Older homes include Craftsman bungalows and shotgun styles from the early 1900s and mid-20th-century Garrison Colonials. Most of the newer properties are in the northwest corner of the neighborhood, and include New Traditional styles and contemporary single-family homes and townhouses. The median single-family price is lower than in nearby communities like Museum Park. “The Third Ward is probably the least expensive place to live in the 610 Loop,” says Realtor Shad Bogany with Better Homes and Gardens Real Estate Gary Greene, who grew up in the neighborhood. “Even though the people who live there now go, ‘Oh, the prices are just outrageous,’ - they’re not if you cross [highway] 288 and you go into the museum district.” Depending on size and condition, you can expect to pay between the mid-$100,000s and the high $400,000s. However, some of the new construction in developments like Point East, The Dennis Collection and Delano Terraces can cost between the low $500,000s and the mid $600,000s.

Historic Emancipation Park hosts the annual Juneteenth celebration

The heart of the neighborhood is Emancipation Park, the oldest public park in Houston. It was opened in 1872 by formerly enslaved people as a place to celebrate their freedom. Today, Emancipation Park is home to the annual Celebrate Freedom Festival from Juneteenth Houston. “The big draw there is probably the music,” Bogany says. “Most of them are local musicians who are coming in and playing.” There is also a vendor market, public art installations, the Juneteenth Spades Tournament and the Red Foods Cookout Cookoff. Throughout the rest of the year, you can visit the park for its playground, aquatic center and athletic fields. You are less than 3 miles from Hermann Park, home to the Houston Zoo.

Project Row Houses supports creative and community initiatives

Colorful murals, galleries and the stained-glass windows at Trinity United Methodist Church are only some of the markers of the Third Ward’s creative spirit. Project Row Houses manages the Third Ward Cultural District, one of Houston’s official arts districts. The nonprofit renovated the historic Eldorado Ballroom, a music venue that has hosted famous artists like Duke Ellington and B.B. King, and the space continues to host musicians and music lessons. The organization highlights the work of local artists at a community gallery and at the Art Houses along Holman Street.

A lot of work is being done to foster the Third Ward’s creative atmosphere. But community organizations are helping support more than the arts:

  • Blodgett Urban Gardens provides fresh produce and a third space
  • Project Row Houses has programs supporting housing and food security

Students attend two major universities and Houston public schools

The Third Ward is home to two major universities: Texas Southern University (TSU), a historically Black university, and the University of Houston (UH). Both schools are active community members that help the economic, educational and artistic development of the neighborhood through programs like the Alabama Garden, a community garden managed by TSU, and UH’s Third Ward Initiative Student Ambassadors.

Younger students attend Houston public schools like Yates High School, which offers magnet programs including the Dual Credit Maritime Academy and music production. The Houston Independent School District is an open-enrollment district of choice, allowing families to apply to any school in the district.

Locals have a variety of local eateries to choose from

The neighborhood has a central location near major highways

The Third Ward is centrally located near Houston amenities like St. Joseph Medical Center. “What makes the Third Ward special is it’s close to the medical center,” Bogany says. “It’s close to parks and zoos, it’s close to the museum district, close to downtown.” Residents rely on cars to get around, especially with Interstate 45 and Interstate 69 nearby. You can drive downtown in less than 10 minutes or take the Metro bus.
