Morrison Ranch provides a high-end suburban lifestyle in Agoura Hills
At the base of the Simi Hills range, Morrison Ranch is a luxurious Agoura Hills neighborhood surrounded by mountains. This West LA County community offers high-end homes built in the 1980s, with modern takes on longstanding architectural styles. The area’s lavish, suburban lifestyle includes freshly mown lawns with sparkling pools, highly rated public schools and a neighborhood park. “It’s very safe and family-oriented — great to raise children, start a family and all of that,” says real estate agent Nour Bitar, who works with Rodeo Realty and has over a year of experience in the area. The area’s tranquil environment is shown in a 1 out of 10 CAP Index Crime Score, much lower than the national average of 4.
Recreation at Morrison Park, Lake Lindero Golf Course and Paramount Ranch
Morrison Park, on the south end of Morrison Ranch, has a playground, a basketball court and tree-lined walking paths. “All the neighbors use it. It’s popular,” Bitar says. Just west of the neighborhood, Lake Lindero Golf Course offers a public 9-hole course, a swimming pool and tennis courts. The community is only a few of miles north of Paramount Ranch, a National Park Service-operated Old West Town, where “Cisco Kid” and “Westworld” were filmed. This attraction also has miles of hiking and mountain biking trails, with views of oak groves beneath the Santa Monica Mountains.
Tudor Revivals, Cape Cods and ranch-style homes on spacious lots in Morrison Ranch
West of downtown Agoura Hills, Morrison Ranch has winding streets of single-family homes, making it completely residential. Many of the roads rise through rolling terrain, with views of the surrounding Simi Hills peaks and the Santa Monica Mountains. Lots can go up to half an acre in size, with manicured landscaping, from palm trees to succulent gardens. Backyards often have patios and in-ground pools. “The neighborhood has so many things going for it,” says local Realtor and Morrison Ranch specialist Gary Jacobs. “The lots are big. Build quality is super high — the foundations all have high tension springs — and the houses are beautiful. It’s just a great place to live.” Developed through the 1980s, the architecture includes contemporary takes on Tudor Revivals, Cape Cods, Mediterranean homes and ranch-style homes. The local HOA has an architectural committee that ensures renovations and new landscaping preserve the area’s character. Mediterranean homes, Tudor Revivals and Cape Cods can range from $1.6 million to $2.1 million, while ranch-style homes start from $1.4 million and go up to $1.6 million. Homes in the area stay on the market for 25 days on average, contrasting the national average of 46 days. The market has low inventory, since most locals settle down for decades. “All the neighbors are great. Most are original owners that have been here for over 30 years,” Bitar says.
A-rated schools, from Yerba Buena Elementary to Agoura High
Yerba Buena Elementary School, Lindero Canyon Middle School and Agoura High School all have A ratings on Niche. In 2024, the high school earned the AP Access Award for enabling minority and low-income students to take AP courses, plus it won AP Honor Roll Silver for exceptional college preparation. Some of the closest higher education options include Pepperdine University and California State University, Northridge.
Proximity to downtown Agoura Hill's strip mall retail
Only about a mile away lies downtown Agoura Hills, which offers three adjacent strip malls: Agoura Meadows, Twin Oaks Shopping Center and Agoura Hills City Mall. They have a variety of local businesses, including Italia Deli & Bakery. Since 1981, this family-owned Italian market has been a community mainstay, from its imported groceries to counter-serve sandwiches. More local restaurants include the authentic Japanese spot Sushi & Wasabi and Agoura's Famous Deli, a laidback diner serving breakfast classics. The shops range from Love's Pets, which specializes in healthy products for dogs and cats, to Serious Cycling in Agoura Hills, a bike store. The area’s supermarkets include Vons and Ralphs Fresh Fare.
Only 5 miles to Thousand Oaks, a 35-mile drive to LA and more transportation
For quick commutes, the community is only 5 miles from Thousand Oaks via state Route 101. This route can also take residents to downtown Los Angeles, located about 35 miles away. The area’s public transportation includes the Metro and LADOT bus systems. The closest major airport, Hollywood Burbank Airport, is about 30 miles away.
