Kelter has 23 years of experience in real estate. “We’re a big, big walking neighborhood. Plus, we have beautiful single-family homes.” Known as part of the larger Pine Hills or Helderberg areas, the community is less than a mile from the Albany Medical Center and St. Peter’s Hospital. Nursing schools and specialty programs surround the area, along with Russell Sage College, which is known for its emphasis on career readiness. New Scotland Avenue borders the area, and Madison Avenue is less than a mile away for shopping and dining.

Wide, gridded streets border thin sidewalks and grass strips. Single-family homes sit on manicured lots with fenced-in backyards shaded by maple and oak trees. Homes are in styles ranging from the 1920s to the 1950s. Colonial Revival, Tudor Revival, split-level and raised ranch styles are common. “One of the things we have in Albany is a bunch of Sears Kit houses,” says Kelter. “You could buy your house in a catalog: a lot of the Colonials are from that.”
Winchester Gables, a small section of homes between Woodlawn Avenue and Edison Avenue, has highly coveted Spanish Colonial homes from the '20s and '30s, adds Kelter. Homes in Winchester Gables range from $250,000 to $375,000. Single-family homes in the rest of New Scotland-Woodlawn range from $155,000 to $375,000, while multifamily homes range from $275,000 to $475,000. Over half of residents rent, and apartments take up over 20% of the property in the area.

Students attend schools close to home

The City School District of Albany, which receives a B-minus from Niche, serves the area. Children attend New Scotland Elementary School, which gets a B, and William S. Hackett Middle School, which gets a B-minus. Students continue to Albany High School, which receives a B-plus. Albany High School has a University in the High School program, where students may receive college credits through Hudson Valley Community College. The Albany International Airport is 9 miles away using I-87.
