Single and multi-family homes
Properties in Pine Hills often date back to the early 1900s. Paved sidewalks and tree-lined streets offer a sense of suburbia in this downtown-adjacent neighborhood. Architectural styles include Victorian-era designs, Craftsman-style bungalows, Spanish-influenced homes with stucco siding, and colonial- and ranch-style homes. Residences include multi-family homes, duplexes, rowhomes and a broad selection of large, single-family residences. "Your single-family home is a typical older two-story house with three-to-four bedrooms, one-and-a-half baths," says Colin McDonald, broker-owner of McDonald Real Estate Co., who has been in the industry since 2015. "Then you have multi-family homes sprinkled throughout." Single-family homes can range from the low $200,000s to the mid $400,000s. Multi-family properties are priced from the mid $100,000s for a two-unit rental to over $800,000 for an 8-unit rental property. Pine Hills garners a CAP Index crime score of 5 out of 10, compared to the national average of 4.Eateries on Madison Avenue
Residential and commercial spaces occupy stretches along Madison Avenue and Quail Street, with retail shops and restaurants lining one side of these thoroughfares and homes on the other. Pine Hills may not be a walkable community for all residents, but many can still walk to several bars and restaurants. "A lot of the popular restaurants are run by BMT Hospitality, one of the more successful catering companies in the area," Curry says. "They own Cafe Madison, Serata at Cafe Madison, Madison Pour House and Junior's Bar and Grill." Cafe Madison is a hip brunch spot for bloody marys, omelets and their signature raspberry oatmeal pancakes. At the strike of 5 p.m., Serata at Cafe Madison begins serving up a range of Italian cuisine Thursdays through Saturdays. "There's so many fun restaurants and places to go that are within the city limits; people don't just stick to one area," Curry says. BMT also owns restaurants in neighboring New Scotland, including the upscale Albany Ale and Oyster.Afternoon strolls in Washington Park
