Convenience is one of the neighborhood’s most significant benefits, as depending on the route downtown Albany is as close as a three-mile drive. “People live in the area because they want to be close to the highway,” says Lorenzo Murray, a New York State licensed associate real estate broker with HUNT Real Estate. “There’s plenty of places to eat, that’s for darn sure. People who live in this area can pretty much get anywhere if you live along that corridor.” Streets lining the neighborhood are typically quiet, yet it’s a very short drive to the busy Central Avenue and options for both shopping and dining.
Central Ave. runs thru most of Albany and will leave you feeling connected to the capital.

Residential mid-century homes
Between Washington Avenue to the south and Central Avenue to the north, homes here are mostly laid out in an organized, grid network. Colonials and Cape Cods are the most common styles along Upper Washington Avenue’s wide streets, which are typically lined with sidewalks and allow for parking. Craftsman, Victorian, ranch and American Foursquare architecture are also sometimes found here, and most properties date to between 1925 and 1950. “Price points in that area are usually between $200,000 and $400,000,” Murray says. “You’re going to have multi-units and single-family homes.” Prices can range from between $225,000 and $300,000 for smaller homes, or $300,000 to $400,000 for slightly larger residences. Abundant trees line many streets and separate the backyards of homes in Upper Washington Avenue.

Schools around the neighborhood
Students can attend Eagle Point Elementary School, located along Western Avenue just southwest of Upper Washington Avenue. Eagle Point receives a B-minus grade from Niche, and after fifth grade enrollment can graduate to William S. Hackett Middle School, which scores a B. Albany High School also garners a B rating, ranking seventh of 20 magnet high schools statewide and as the 52nd-most diverse high school of more than 1,300 in New York. Clubs at Albany High include organizations revolving around ice skating, culinary arts, cosmetology and philosophy.
Albany High School is the main senior school for grades 9-12.

Baseball fields and a community garden
Frank Waterson Park, also known as Westland Hills Park, is only about a 10-minute walk off of Central Avenue. Visitors can launch serves at the tennis courts, cool off on the splash pad or take to the multiple baseball fields. A sizable community garden provides locals with an opportunity to cultivate green thumbs alongside their neighbors. The annual Our Angels Remembered event is where people can remember loved ones by way of more than 100 Christmas trees in the park. Westland Hills Dog Park is another feature of the green space, where furry friends can roam and play off-leash. The park is primarily located in the geographic center of the neighborhood, while the nearby Tivoli Lake Preserve offers nature walks, fishing and birdwatching to its visitors.
Westland Hills is the big park in the neighborhood and you can be apart of its community garden.

A hub of outlets along Central Avenue
Central Avenue serves as the primary thoroughfare for shopping and dining, running alongside the northern boundary of the neighborhood. It offers a mix of local and national establishments and storefronts, from chains like McDonald’s and Taco Bell to the local Gateway Diner, which dual-wields both Greek and American fare and has operated for over 50 years. Grappa ‘72 serves up Italian dishes and sometimes hosts live jazz performances. “Along Central Avenue is business upon business upon business,” Murray says. “The Gateway Diner is great. I love it there and I’m a sucker for diner food. Grappa ‘72 is right there, and that’s a really good Italian restaurant. Westgate Plaza is very popular – it’s a very busy plaza. It’s got a couple fast-food restaurants and a couple supermarkets.” A Price Chopper is part of Westgate Plaza, offering groceries along with a Hannaford just down the street. Sports fans can catch a game at Lynn’s Uptown Tavern on Colvin Avenue, which runs perpendicular to Central, or stop in at the New Asian Food Market. Other options along Central Avenue include a Home Depot and both Nino’s Bakery and Nino’s Deli and Subs, as well as several car dealerships for Chevrolet, Ford and more.

Pool cues and rock shows
At Golden Cue Billiards & Bar, patrons can shoot pool at a fleet of felt tables while enjoying food and drinks in-house. A Best Fitness Albany location is set within the Westgate Plaza shopping mall close to the Price Chopper and Gateway Diner. Less than three miles down Central Avenue, the Fuze Box is a local favorite for live music, dancing and DJ shows in a club atmosphere. The Upper Washington Avenue Neighborhood Association also hosts events, and the neighborhood is also close to the University at Albany and Albany Medical Center. The campus’ vicinity has even more shops and restaurants just a few minutes down the road.

Highways bordering Upper Washington Avenue
Both the west- and north-facing boundaries of the Upper Washington Avenue neighborhood are made up of major thoroughfares. To the west, Route 85 passes vertically en route to its terminus, which is at the northwestern corner of the neighborhood. This is where 85 meets the transcontinental Interstate 90, via which motorists can cross the entire state, or even as far as Seattle to the west or Boston to the east. 90 also makes up the northern-facing side of the neighborhood. CDTA buses hum along Central and Washington Avenues, and bridge the divide between the two roads by also running on Colvin Avenue. “Public transportation is easy over there,” Murray says. “All the buses run along Washington Avenue, Central Avenue and Madison Avenue. There’s no shortage of transportation in that area.” To complement the in-state accessibility, residents could even head northward across the Canadian border to sightsee and head back home the same day. “You could make Montreal a day trip if you leave early in the morning,” Murray says.
Having 85 and I-90 just at your feet is a great escape into other parts of NY to enjoy.
