Surrounded by thousands of acres of farmland and open fields, Crabtree is a quaint, unincorporated community around 10 miles east of Albany. Settled by the Crabtree family in 1845, the neighborhood is just east of the South Santiam River. It’s a quiet area with little through traffic, where neighbors know each other’s names. “Crabtree is the place to live if you’re looking for a small, one-horse town in rural Oregon,” says Angela Cambern, a local Realtor with Cambern Homes LLC. “You have to drive to either Lebanon or Albany for groceries and restaurants, but both are less than 15 miles away. It’s a really cute area only comprised of residential streets, farms and a small post office.”

Modest farmhouses, ranch-style homes and bungalows make up Crabtree’s architectural scene, most built between the 1920s and 1970s. Properties span half an acre to over 30 acres, with tall fir and maple trees dotting front lawns. On Cherry Court, there are a handful of newer homes built from 1998 to 2022. Prices for quaint homes on lots with around an acre or less range from $375,000 to $650,000 while houses with larger properties go for $580,000 to $1.2 million. Newer, 21st-century ranch-style homes range from $450,000 to $680,000. Locally grown ingredients at Sybaris Bistro
Along Oregon Route 226, around 3 miles west, is Grandpa’s Fresh Market, which sells locally grown seasonal produce and homemade jams. In October, the market hosts a popular pumpkin patch. Crabtree residents take the 10-mile drive to Albany for a meal out or to restock on groceries. Downtown has dozens of local eateries within blocks of the Willamette River, including Margin Coffee Roasters, which serves baked goods, breakfast sandwiches and coffees topped with latte art. Sybaris Bistro serves dishes made with Oregon-sourced ingredients in a log-cabin-like atmosphere. Patrons can sit by the fireplace while savoring dishes like flat-iron steak and pan-fried rockfish before having some house-made ice cream or creme brulee. On the river’s edge, Deluxe Brewing Company hosts regular live music and game nights. Shoppers can pick up the essentials at Costco, Fred Meyer or Safeway.
While there are no restaurants directly in Crabtree, residents can drive to Albany to enjoy delicious food at Sybaris Bistro.

Recreation on the Willamette River and free summer concerts at Monteith Riverpark
Albany is home to hundreds of acres of public parks and green spaces. Bryant Park has baseball diamonds, open field space, and a disc golf course. The park also sits at the intersection of the Willamette and Calapooia rivers, where anglers can fish for bluegill, crappie and smallmouth bass. Less than a half mile east, Monteith Riverpark has paved walkways and a bandstand that hosts the free River Rhythms concert series in July and August. Timber Linn Memorial Park has sports facilities, a playground, a fishing pond and an enclosed off-leash dog park.
Bryant Park is a favorite spot for residents of Albany to walk their dogs.

Clover Ridge School is around 9 miles northwest of Crabtree and earns a C-plus rating from Niche, serving kindergarten through third-grade students. For the remainder of their elementary and middle school years, students can attend the B-minus-rated Timber Ridge School. South Albany High School receives a C-plus and offers a wide variety of visual arts courses, from digital photography and filmmaking to improvisational acting and jewelry making.
