A small residential pocket of Northeast Albuquerque

About 12 miles northeast of downtown Albuquerque is Academy Ridge East, a small residential neighborhood. "You're also very close to the Sandia Range; it's your beautiful east side backdrop," says Torie Robinson, owner/broker with RE/MAX Elevate. Many area residents enjoy access to nearby hiking trails amid the mountain scenery. Sandia Peak Tramway, the longest aerial tramway in the Americas, is about 5 miles from the neighborhood. The peak's ski area is part of the Cibola National Forest.

Homes and townhouses built in the 1980s through the '90s

Most of Academy Ridge East's homes — both single-family and townhouses — were built in the late 1980s through the early 1990s. Many incorporate elements of Southwestern, Pueblo and Spanish-inspired design, like terracotta roof tiles and stucco exteriors. Driveways and multicar garages are standard, and other features include patios, courtyards and gated yards.

The neighborhood's small size means inventory is limited. In the 12 months before early January 2025, 10 homes were sold. Prices ranged from the high $300,000s to the mid $500,000s, with size and condition being significant factors. There's an apartment community on the east side of the neighborhood, adjacent to Lowell Street Northeast.

Tanoan Country Club and Prospectors Ridge Park

The Tanoan Country Club, about 1 mile from Academy Ridge East, has several membership levels and offers a range of social activities. Amenities include golf, tennis and a pool.

Albuquerque has hundreds of recreational spaces, including community parks. Closest to Academy Ridge East is Prospectors Ridge Park, which has open space, walking paths and a playground frequently used by students from the adjacent elementary school. On the park's north side, there's a short connecting trail off Academy Ridge Drive.

About 9 miles northwest of Academy Estates East is Balloon Fiesta Park, where Albuquerque's biggest event, the International Balloon Fiesta, is held each October.

High grades at O'Keeffe Elementary, Eisenhower Middle and Eldorado High

ABQ RIDE stops nearby, Tramway Boulevard and Sunport

The neighborhood's primary streets are Academy Ridge Road Northeast and Malaguena Lane Northeast. They roughly create a loop, intersected by several short streets. Sidewalks are accompanied by landscaping, including stone and drought-resistant plants. The city's fare-free bus system, ABQ RIDE, has stops nearby on Academy Road Northeast. About 1 mile east of the neighborhood is Tramway Boulevard Northeast, a busy thoroughfare running north to south.

The Alvarado Transportation Center is downtown. Many commuters use Rio Metro's New Mexico Rail Runner Express line; other travelers use Amtrak. For flights, it's about 15 miles from Academy Ridge East to Albuquerque International Sunport.

Shopping and dining options close to home

About a mile to the west is a small shopping center that includes a Smith's for groceries. Most of the businesses and restaurants here are locally owned. There are a couple of cafes, Your Other Closet consignment shop and Page 1 Books, a large independent bookstore. For dining, there's La Quiche Parisienne Bistro, Horse & Angel Tavern and Spectators Sports Bar & Grill, which offers pool, shuffleboard, arcade games and karaoke nights.

Other retail spots within several miles are the Promenade shopping center and Sycamore Plaza, which has a Walmart Supercenter.
