The neighborhood offers mostly single-family homes built in a traditional Southwestern style, with some townhouses also available. The newest homes date to the early 2000s, with a median build year of 1996. “It's a mixture of original owners who have been in their houses for 30 years, and as generations pass and people move out, others buy homes or convert them into rentals,” Ward says. Homes are closely spaced, many featuring gravel front yards that blend with the earth-toned stucco exteriors. Some residences are within easy walking distance of neighborhood churches and parks. Shrubs and mature trees line residential streets, with mountain views rising in the distance. Single-family home prices range from around $160,000 to $440,000, depending on size, build year and condition. Neighborhood parks offer places to walk and play. East Atrisco Kimbar Park is relatively central and is undergoing renovations. It now features refreshed lighting, new picnic tables and park benches; playground updates are underway and expected to be completed by 2026. El Rancho Atrisco Park sits on the neighborhood's northern side with another playground, toddler swings and a paved walking path. Nearby Ladera Golf Course offers two tracks with a total of 27 holes, plus an 18-hole disc golf course surrounded by views of the Sandia Mountains and dormant volcanoes. Ouray Dog Park is less than a mile away, with sections for smaller and larger pups, agility training equipment and doggie pools for hot days. The neighborhood association publishes a quarterly newsletter and organizes local events. “We do the National Night Out every summer, where we have a picnic potluck in our local park,” Ward says. “Usually, our special neighborhood association events involve a lot of free food. Sometimes they are educational and social, like home security seminars, where we bring in security experts.” Albuquerque also hosts many events, including the nine-day Albuquerque International Balloon Fiesta in October, when hundreds of balloons take to the sky. The festival takes place on the city's northern side, roughly 13 miles away.The neighborhood is built off a major interchange
S.R. Marmon is located just off the Coronado Freeway, Coors Boulevard Northwest, and a major interchange where the freeway intersects with Highway 45. ABQ Ride stops on Coors Boulevard, just over a mile from the neighborhood. The Coronado Freeway runs east, providing access to downtown Albuquerque in less than 5 miles and Old Town Albuquerque in less than 4 miles.
