"In the summertime, kids and families tend to be outside," says Realtor Gina McAndrews, who sells homes in the neighborhood with Century 21 Signature Real Estate. "People are pretty friendly here, so when they're out and about, they talk to their neighbors." A day in Edwards might start with a morning bike ride along its Greenbelt Trail, followed by coffee and pastries at The Dot Cafe, and it could end with a musical at Ames Community Theater. But there are also plenty of attractions just outside the neighborhood. College football fans root for the Iowa State Cyclones at Jack Trice Stadium, and Ames' Main Street holds year-round outdoor markets.

Edwards' housing is relatively diverse, with most construction spanning from the mid-1970s to the early 2000s. Most of the neighborhood's single-family contemporaries and ranch styles are priced from $135,000 to $775,000, with the home's condition and size determining the price. Along Cochrane Parkway, larger contemporaries are priced from $800,000 to $2.4 million. Early-2000s duplexes are priced from $230,000 to $340,000. Houses are currently being developed along South Wilmoth Avenue. The neighborhood also has several apartment complexes that are popular among students at Iowa State University. The neighborhood is shaded by newer-growth foliage, and sidewalks line the streets.

There are multiple neighborhood parks. Franklin Park and Tahira & Labh Hira Park each have playgrounds, picnic shelters and grills. Christopher Gartner Park has a playground and a hospice center on the neighborhood's west end. The greenspace connects to a paved bike trail that links Daley Park, Ames Middle School and Southwest Recreation Complex. Daley Park has a basketball court, a playground and a picnic shelter, and Iowa State's Southwest Recreation Complex has a baseball field, a softball field, a soccer field and a rugby field. The elementary and middle schools are within biking or walking distance of most residents. Edwards Elementary School has a B-plus rating on Niche, and Ames Middle School has a B rating on Niche. On the other side of town, Ames High has an A-minus Niche rating and a 97% graduation rate. The Ames High Athletic Department has won 93 state championships. Iowa State University has about 30,000 students and is Ames' top employer.

Shopping and dining options line Lincoln Way, which cuts through the center of the neighborhood. "For the size of the town, we have really diverse dining," McAndrews says. "There are a lot of international families and students, and consequently, a lot of good food." Operated out of a little white building with a colorful interior, The Dot Cafe serves sourdough sandwiches, various homemade oatmeals and artisanal doughnuts. The Szechuan House is a casual Chinese restaurant serving classic and lesser-known dishes. Just down the street, the Pammel Deli sells halal groceries and hot dishes. Other grocery stores include Fareway Meat Market, Hy-Vee Grocery Store and Dollar General.

Rooting for Iowa State sports teams and enjoying downtown events
Iowa State University's men's and women's basketball teams practice at Sukup Basketball Complex, next door to Edwards. Just over 2 miles east, Jack Trice Stadium is the home of the Iowa State Cyclones football program. During the season, residents tailgate outside the stadium, and over 60,000 people pack in to watch the games.
