Mitchell's convenience and suburban comforts
Mitchell is a suburb on the southernmost side of Ames, less than 3 miles from downtown. It’s home to a neighborhood park, a school, and near a locally owned pub, allowing residents to walk to several places. “It’s easy for people to get where they need to go," says Traci Jennings, a broker with Re/Max Real Estate Center, who has been selling homes for 18 years. “A lot of times, people will live there if two people are living in the house and one is working in Ames and the other is traveling down to Des Moines.” The largest city in Iowa, Des Moines, is around 35 miles away and serves as a key employer. Ames is widely considered a college town that celebrates its collegiate teams as well as the arts.
A mature neighborhood mostly filled with traditional homes
Mitchell offers mostly traditional architecture, including midcentury modern ranch styles, Colonial Revivals, neo-traditional homes, Cape Cods and bungalows. Cross gabled roofs and dormer windows provide classic touches. A few custom builds also have a foothold here. The median build year in the neighborhood is 1972, although some homes were constructed as early as the 1940s and as late as the early 2000s. Lots are spacious, and mature trees cast shade over streets sometimes lined by sidewalks and ending in cul-de-sacs. Prices generally range from $185,000 to $460,000, depending on a home’s size. “If the house is priced where it needs to be, we are seeing multiple offers — especially anything under $350,000,” Johnson says. She adds that while most homes are well-maintained, their age may mean updates are needed. Mitchell also features condos and townhouses, with prices ranging from around $135,000 to $334,000.
Strong public education and higher learning in Ames
Students attend the Ames Community School District, which supports school choice through dual and open enrollment policies. Dual enrollment allows students to homeschool 25% of their studies, while open enrollment enables those outside the district to apply to attend schools within it. Mitchell Elementary School earns a B-plus rating on Niche and is located in the neighborhood. Ames Middle School holds a B rating, and Ames High School scores an A minus. Ames Christian School, an unrated private institution, covers kindergarten through 12th grade. Around half of Ames' residents attend Iowa State University.
Sports and the arts bring people together
"The people that live here, for the most part, are avid Cyclone fans," Johnson says. While residents love their sports, they also embrace the arts throughout the year. The Octagon Art Festival, held downtown each September, draws thousands with its visual and performing arts displays and food vendors. The Art Walk, also downtown, takes place in June and showcases community artists.
A neighborhood park and more places to play nearby
Country Gables Park offers a playground, basketball court, open areas and trails in the neighborhood. The park is adjacent to Bethany Lutheran Church, providing an easy transition from worship to play on Sundays. Recreational spots within 3 miles cater to pickleball and tennis players, golfers and youth sports leagues. "And there's a fantastic fitness center called Ames Fitness [around 3 miles west], with an indoor track, cycling studio, aerobics and hot yoga," Johnson says. Ames boasts over 40 parks, including a dog park a few miles from Mitchell. Several sprawling green spaces are also in reach, including Ada Hayden Heritage Park, spanning over 430 acres and located around 7 miles away. “It’s an old rock quarry. Years ago, they pulled the rock out of the ground, leaving a small lake,” Johnson says, adding that people kayak, fish and hike there.
Near tons of shopping and dining, and just a short walk to the pub
The Mucky Duck Pub within walking distance of Mitchell. The pub serves classic British cuisine, such as fish and chips and sausage rolls, as well as beers brewed in Ames and imported from London. Burgie's Coffee, another nearby spot, is popular for its brews, breakfast burritos and sandwiches. Locals can drive 5 miles to North Grand Mall or stay closer to home, with chains including Walmart Supercenter, Target and HomeGoods roughly 2 miles away. Downtown Ames is a straight shot north, featuring more coffee shops, restaurants and bars. The Ames Main Street Farmers' Market is held there every Saturday.
A straight shoot downtown
South Duff Avenue, or Route 69, borders Mitchell’s western side and provides a direct route to downtown Ames. A few bus stops dot the neighborhood through CyRide.
The tornado risk in Ames
This region is at risk of tornadoes. One of the most recent recorded incidents in Story County, which includes Mitchell, occurred in 2024.
