Timberland Road offers varied housing near parks and highways
South of Highway 30, Timberland Road is filled with apartment complexes, established homes and new construction. The neighborhood is within a comfortable distance of Iowa State University, allowing locals to quickly reach campus and Jack Trice Stadium without having to live in the heart of game-day congestion. “This is one of Ames’ quieter areas,” says Paul Livingston, Realtor with Hunziker & Associates, who has sold in the area before. “You feel like you’re out by yourself there, yet you’re only 7 minutes or less from Iowa State.” The community’s access to major throughfares also keeps commutes quick and shopping hubs within reach. Green spaces surround the community, including a large park within walking distance of some homes. The neighborhood has a CAP Index Crime Score of 2 out of 10, lower than the national average of 4.

Housing ranges from apartments to new homes and age-restricted condos
The neighborhood has many distinct residential areas. Over 50% of it consists of apartments, and there are two age-restricted communities. The Green Hills Retirement Community offers apartment-style condos to residents ages 55-plus, while The Village Cooperative of Ames has one- and two-bedroom homes for those aged 62 and above. These properties can cost anywhere between $100,000 and $470,000, plus monthly Green Hills HOA fees. North of Oakwood Road, lush tree-shaded streets are lined with spacious lots, midcentury ranch-style houses and remodeled custom homes. Since the neighborhood was originally unincorporated from the city, these homes often rely on septic systems. “As the septic systems age and ultimately fail, then the homeowners are obligated then, at their expense, to connect to the city sanitary system,” Livingston says. Prices usually range between $300,000 and $875,000. South of Oakwood Road, newer contemporary-style homes range from $360,000 to $660,000. Lots are typically narrower, and many houses are zero-entry, one-story builds designed for less upkeep. “It’s not defined as a 55-plus community, but they appeal to empty nesters who don’t want a whole lot of exterior maintenance,” Livingston says.

Students attend Ames public schools and Iowa State University
Students attend Ames Community School District, unless families apply during open enrollment to go to school in another district. Students are zoned to attend Mitchell Elementary, which has a B Niche rating. Next is the B-rated Ames Middle and the B-plus-rated Ames High, which received a new $137 million building in 2022. College students and faculty are 3 miles from Iowa State University, but several university-affiliated facilities are just outside the neighborhood, like the ISU teaching farms and research park.

Christofferson Park and nearby athletic centers keep people active
Christofferson Park offers a playground, a picnic shelter and a basketball court inside the neighborhood. Across Highway 30, Gateway Park adds a disc golf course, hiking trails and sledding hills. The Ames/ISU Ice Arena, adjacent to the park, offers public skating and recreational hockey leagues. Some locals purchase memberships at Ames Fitness Center, which has a pool, yoga studios, tennis courts and a weight room. The neighborhood is also approximately 2 miles from the Southeast Recreation Complex and Reiman Gardens, which features an arboretum and a butterfly pavilion. Worrell Creek passes through the neighborhood. While it sometimes overflows during heavy rain, trees surrounding the creek may help buffer homes from damage.

The area is over 80% residential, except for a few offices and the Gateway Conference Center. The closest restaurant is Provisions Lot F, an American restaurant inside the ISU Research Park. The nearest shopping center is at the intersection of South 16th Street and South Duff Avenue, roughly 2 miles away. It offers big-box stores, such as HomeGoods, T.J. Maxx, Five Below and Books-A-Million. It also has chain restaurants and local eateries, like Dublin Bay Irish Pub & Grill, a rustic establishment serving craft beer and traditional Irish fare. Cinemark Ames Movies 12 shows the newest releases. Residents are roughly 3 miles from Hy-Vee Grocery Store and less than 4 miles from the Old Town Historic District, the city’s central commercial hub.

Sporting events and concerts at Iowa State University
Iowa State University is the city’s main source of entertainment. On football game days, Jack Trice Stadium fills with over 60,000 attendees. The stadium also hosts concerts, having welcomed stars like the Rolling Stones and Paul McCartney. Hilton Coliseum holds basketball games, while Stephens Auditorium hosts Broadway shows and ballets.

Oakwood Road leads drivers in and out of the community. CyRide bus stops line University Boulevard. Residents are across the street from the ISU Research Park and 3 miles from jobs on the ISU core campus. Highway 30 connects drivers to Interstate 35, which reaches Des Moines in roughly 40 miles. The state capital has strong agricultural innovation and insurance industries, making it an employment hub. It is also home to Des Moines International Airport. Mary Greeley Medical Center is about 4 miles from the neighborhood.
