An Ames suburb with access to Iowa State University
On the outskirts of Ames, Timberland Road offers a mix of midcentury homes and newer builds just south of Highway 30. The neighborhood places its residents within a comfortable distance from Iowa State University—a part of town that often becomes congested on gamedays—while still allowing people direct access to many of the city’s best features, including its well-maintained green spaces and trendy downtown restaurants. “This is one of Ames’ quieter areas,” says Realtor Paul Livingston, who sells homes in the neighborhood with Hunziker & Associates. “You feel like you’re out by yourself there, yet you’re less than 10 minutes from Iowa State.”

Midcentury and Contemporary-style homes
North of Oakwood Road, the oak-shaded suburb is filled with midcentury ranch styles that are priced from $300,000 to $720,000. Since the area was originally unincorporated, some of the older homes rely on septic systems. “As the septic systems age and ultimately fail, the homeowners sometimes have to pay to connect to the city sewer,” Livingston says. South of Oakwood Road, almost all of the housing has been constructed within the last two decades. Contemporary-style single-family homes range in price from $400,000 to $980,000, while townhouses run from $250,000 to $300,000. “The lots for the newer homes are narrow and small,” Livingston says. “They appeal to empty nesters who don’t want to do too much exterior maintenance.” There are also several apartment buildings.
On Timberland Road itself, midcentury ranch homes can be found nestled in wooded lots.

Access to the sought-after Ames Community School District
Children begin their educations at Mitchell Elementary, which has a B-plus Niche rating, before moving on to the B-rated Ames Middle. Teens move on to the A-minus-rated Ames High, which received a new $137 million building in 2022. The math and reading proficiencies of all three schools are above state and national averages.

Hans Peter Christofferson Park, which is within walking distance, has an open green space, a playground, a shelter with grills and a basketball court. Just across the highway, Gateway Park has several picnic areas, a playground, a disc golf course, hiking trails and sledding hills. Some folks purchase memberships at Ames Fitness Center, which has a pool, yoga studios, tennis courts and a weight room.

Residents drive to the Old Town Historic District to find an eclectic selection of local restaurants.
