A transitioning neighborhood with plenty of public transit
With a high concentration of public transit options, Spenard is a conveniently located neighborhood that gives residents easy access to all of Anchorage. “People like it because it’s close to the airport and it’s close to downtown. It has good bus service,” says Sandra Nunes, a Realtor with RE/MAX Dynamic Properties, who has sold several homes in the neighborhood. “They’ve been improving it. A lot of companies have been investing into modernizing and upgrading some of the buildings.” Spenard started as a lumber camp in the early 1900s before being known for its bars and nightclubs during the 1980s oil boom. Today, the neighborhood is transforming into one full of local shops and restaurants, with quaint suburban homes. Residents can easily access Ted Stevens Anchorage International Airport, just 2 miles west. Five bus routes pass through the neighborhood, giving locals an easy way to get downtown or to popular shopping destinations around the city. While some popular bars of days past are still around, the Spenard of today is a family-friendly, community-oriented neighborhood close to everything residents need.

Established homes in a variety of styles
Homes in Spenard are typically established split-level and ranch-style houses in a mix of urban and suburban settings. Most homes east of Minnesota Drive have spacious yards and mature trees, while the homes west of the road are a little closer together. There are few sidewalks on the residential streets, but most main thoroughfares have sidewalks that allow residents to walk to nearby shops and restaurants. Nunes says homes in Spenard are at about the median cost in Anchorage. “It’s a little bit more affordable than south Anchorage, but it’s not the most affordable. I’ve sold a duplex that was almost $500,000 and I’ve sold homes that were $300,000. So it’s not the cheapest, but it’s not the most expensive neighborhood either,” she says. There are plenty of two-bedroom homes in the area, which cost between $250,000 and $350,000. Three- and four-bedroom homes can cost between $300,000 and $450,000.
