Just south of Redding, down Interstate 5, Anderson is surrounded by Redwoods and borders the Sacramento River to the north. “We’re a small, tight-knit community with mom-and-pop type businesses,” says Richard Howe, owner/broker of Better Homes and Gardens Real Estate, who’s lived in the area since the 1970s. “We have one of the best parks in northern California, and home prices here are typically lower than in Redding.” An interstate and highway run through the city, which Anderson’s 11,000 residents use to commute to work.

Interstate 5 and Highway 273 run through Anderson, leading about 13 miles north to Redding and roughly 5 miles south to Cottonwood. Redding Area Bus Authority services Anderson, and ShastaConnect offers on demand ridesharing transit. Amtrak is also available. Only a few city streets have designated bike lanes. Shasta Regional Medical Center is in downtown Redding, and Redding Regional Airport provides direct flights to San Francisco, Los Angeles and Seattle.
Steady crime rates and hot summers with fire risks
According to the Anderson Police Department’s Annual 2022 Report, the latest available, Anderson's violent and property crime rates increased from 2021 to 2022. Both rates are holding steady at 2022 levels. Howe says Anderson’s summers are hot. “Since we’re surrounded by mountains, heat gets trapped in our bowl – sort of speak – so we can get over 100-degree days for three weeks straight.” Fires pose a threat to the community, especially around the outskirts of town, and fire insurance is hard to obtain here. The area sees a few snowstorms during the winter, but it typically melts quickly.
