Small town living with a short commute to Redding
As the name suggests, Anderson City Center is in the heart of Anderson. “Anderson is just a small town,” says Realtor Hans Manvik with Re/Max of Redding, who’s been selling in the area since the 1990s. “Over the years, different commercial developments have come and gone, but it’s always been a bedroom community for people who work in Redding.” As Monvik says, this neighborhood in the city center is mostly residential, and there’s not much industry. Most residents hop on Interstate 5 or Highway 273 for a direct commute to employers around downtown Redding, just over 10 miles north. Living in the center of a city with such a small footprint means that most day-to-day necessities, like schools, community parks and neighborhood restaurants, are within a short walk of home.

Old city streets and newer suburbs
The bulk of the neighborhood is in the true city center. These streets were mainly developed between the 1940s and 1960s. The grid layout gives an easy walk to Anderson Middle and Anderson Union High School. Small cottages and ranch-style homes sit on narrow lots with mature trees grown in between them, ranging from $150,000 to $350,000. Just west of the city streets, the setting appears more rural. Prairie-style homes of the same period are tucked away in the woods or rest on spacious grassy lots, typically costing $350,000 to $600,000. Anderson Heights offers a suburban environment on the neighborhood’s south side. Its 1970s ranch-style homes sit on winding streets, ranging from $200,000 to $550,000. Anderson hasn’t seen much new development, but Monvik says, “There are new developments behind the Walmart complex that finally came together a few years ago. It just took a while because everything happens slowly out here.” Monvik is referring to Pleasant Hills and Skyview Estates, newer subdivisions on the neighborhood’s south side. These communities mostly came to fruition in the late 2010s, but open lots are still available. Both only have one main row of homes with a few extending cul-de-sacs. Their New Traditional and Mediterranean-inspired homes can cost $400,000 to $650,000.

Anderson Union High earns a B
The neighborhood is part of the Cascade Union Elementary School District. Kids start at Anderson Heights Elementary, earning a C-minus. They continue at Anderson Middle, graded a C. Students finish at Anderson Union High, which gets a B for its dual enrollment program with Shasta College, allowing students to earn college credit in courses like agricultural mechanics and animal sciences. Anderson is part of the Anderson Union High School District.

Athletic fields and community parks
Griffith Park is next to Anderson Middle School, a short walk from homes on the city streets. It has diamonds for baseball and softball and a track for running and walking. Volonte Park is closer to the neighborhood suburbs. It also has baseball and softball fields, as well as a playground and skatepark. Anderson River Park is a larger city park about 2 miles northeast. Along with athletic fields, parkgoers can use the pickleball, tennis and basketball courts. The park sits on the banks of the Sacramento River, and folks can explore the scenery on short nature trails.

Walk to neighborhood eateries and ethnic grocers
There are a few casual restaurants on West Center Street, a short walk from homes on the city blocks. Cafeteria La Veracruzana is easily spotted thanks to its bright yellow exterior; they serve a variety of Mexican fare from their walk-up window. Taco Loco Taqueria, with a bright orange paint job, specializes in tacos and burritos. Just across Highway 273, Basra Indian Grocery has shelves stocked with Indian spices, treats and frozen foods that aren’t available in the average store. Safeway is about a mile away on Balls Ferry Road for general groceries. At Anderson Marketplace and Shasta Gateway, on the neighborhood’s south side, there’s a Walmart, Grocery Outlet, outlets like Eddie Bauer and multiple chain restaurants.

The Shasta District Fair
The Shasta District Fair is held every June, right in the neighborhood at the Shasta District Fair and Event Center. This weekend-long event has been held every year since 1946. While it might be a little noisy, residents are a short walk from all the attractions, like carnival games, rides, livestock shows, tons of local vendors and live music performances. There’s also an auto race at the racetrack next to the fairgrounds.
Just over 10 miles from downtown Redding
Many locals commute to downtown Redding for work, just over 10 miles north on Highway 273. Downtown Redding has large regional employers, including healthcare facilities like Mercy Medical Center and Shasta Regional Medical Center. They can also take Interstate 5 to Hilltop, Redding’s industrial hub. Sacramento, the closest major city, is 150 miles south on I-5. There are bus stops on Silver Street for getting around town. Redding Regional Airport is 5 miles north, and it offers flights to West Coast cities like Los Angeles, San Francisco and Seattle.

Wildfires close to the city
The city of Anderson is in Shasta County, which has an ongoing struggle with wildfires. The 2018 Carr Fire burned hundreds of homes in west Redding, just over 10 miles north of the neighborhood. The Olinda Fire wasn’t nearly as large, but it still burned almost 100 acres of Olinda, a few miles west. While these fires didn’t burn neighborhood homes, they were close enough to fill the air with smoke. Residents should have a prepared evacuation plan with this present threat in the region. Homeowners are also encouraged to remove dry, flammable brush and materials from the perimeter of their homes to prevent fires from spreading into residential areas.
There's always a looming threat of wildfire in Northern California.
