The city was first established as Round Lake Township in the 1850s before its formal recognition as a city in 1974. It was named after Andover Station a train stop on the now discontinued Great Northern Railway. Today, Andover is home to over 33,000 residents and is considered an ideal location for commuters. While primarily residential, Andover residents are close to many area employers in Anoka County, like Mercy Hospital in neighboring Coon Rapids. Ample land has supported ongoing residential development since the 1980s and the city prioritizes proper infrastructure with new roundabouts, crosswalks and sidewalks. Amenities like the Andover Community Center, for seasonal ice-skating or an everyday workout, and the annual Andover Family Fun Fest plays a role in maintaining a know-your-neighbor vibe despite the city’s continued growth. With commuter accessibility and a suburban feel, Andover continues to develop and retain its residents in the northern suburbs of the Twin Cities.

Traditional builds and ongoing new development

Ongoing development defines the real estate market in Andover as a community whose growth kicked off towards the end of the 20th century and continues today. “A lot of our growth occurred in the '80s and '90s, so we consider ourselves a fairly new community,” says Joe Janish, community development director for the City of Andover. Housing options in Andover consist almost entirely of single-family Traditional designs, with some split-level and ranch-styles mixed in. The area also offers some condo and townhouse units. The median sales price here is $445,000, which is about the same as the average property in the U.S. However, price points do vary, depending on the size and condition of the property and can range from the low $200,000s for a one-bedroom condo to upwards of $300,000 to $600,000 for a mid-sized split-level. Outliers, like a brand new six-bedroom estate, can sometimes reach prices in the low millions. “Even during the housing crisis in ‘08, other cities saw a big drop in construction, but we never really saw that,” adds Ivers, a resident with over two years of experience selling in the area; and new construction continues on the east side. “We are typically building 80 to 100 homes a year,” adds Janish.

A-rated education at Anoka-Hennepin Public Schools

Families in Andover are zoned for the Anoka-Hennepin Public School District, which is ranked the best district in Anoka County and earns an A-minus from the review site, Niche. It serves around 40,000 students and is one of the largest school districts in Minnesota. There are 30 elementary, 12 middle and 17 high school options to attend. Most students attend Andover High School, which earns an A-minus from Niche and offers an advanced curriculum with 16 AP courses to choose from. “It has a pretty good hockey team,” says Joel Friday, Realtor with Keller Williams Classic Realty. “They’ve had success with some state championships.” Private options like Legacy Christian Academy are also available.

Regional amenities and the Andover Community Center

Andover is home to 67 city-owned greenspaces and 32 miles of trails to explore. The city experiences all four seasons, with mild summers and cold winters, with an average of 51 inches of snowfall per year. The Andover Community Center has been a focal point since 1844, and it partners with the YMCA to offer a fitness club with athletic facilities and sports leagues. Amenities include an indoor track, basketball or volleyball courts and a seasonal arena with ice and turf alternatives. It regularly hosts hockey games and tournaments for the Andover High School Huskies. Kelsey Round Lake Park is on the west side, offering paved biking paths through the wetlands overlooking Round Lake. “The lake is fully recreational and many people waterski or fish,” says Friday, who has over 20 years' experience selling in the area. Rum River Central Regional Park is another option to the north, with walking paths, picnic pavilions and a kayak launch onto the Rum River. Bunker Hills Regional Park is on the southeastern border and spans over 1600 acres. It’s a popular spot year-round, with cross-country skiing, camping and archery facilities. Golfers can visit the public Bunker Hills Golf Club, which offers indoor golf simulators and 27 holes across three outdoor courses. When the weather moves plans indoors, local staples like Andover Cinema and Andover Lanes keep residents occupied with movie screenings, arcade games and family-friendly bowling.

The annual Andover Family Fun Fest

In July, residents can attend the annual Andover Family Fun Fest. This two-day event is hosted at City Hall along Crosstown Drive and includes a weekend of parades, bounce houses, a 5K fun-run and pop-up booths from local businesses. There are also live on-stage performances, kids' train rides and a fireworks display over the Andover Elementary School's soccer field. “They even have magic shows and character meet and greets that families seem to love and look forward to every year,” says Ivers. It has been a tradition since 1996.

Traversing Andover and access to U.S. Route 10

Andover is car-dependent, and residents rely on Round Lake Boulevard and Crosstown Boulevard for easy access to U.S. Route 10 and State Highway 65. “The city is kind of a midpoint,” says Ivers. “It can get you anywhere you need to go, but it’s not super city-like.” Aside from a few bus stops on the city’s southern end, there’s no public transportation in Andover. For those seeking public transit options, the Metro Transit bus system has several stops in neighboring Coon Rapids. When traveling farther outside the city, the Minneapolis-Saint Paul International Airport is 35 miles away. For healthcare, the Mercy Hospital is 7 miles from the community.

On average, Andover experiences lower crime rates than the state and national averages. In 2023, the Anoka County Sheriff's Office, which oversees Andover, reported nine violent incidents per 100,000 individuals.
