A “movie setting” neighborhood
North Burns Park is one of the most desirable locales in Ann Arbor, offering walkability to downtown and a tight-knit community. The local elementary school gives the area a family-friendly feeling, and the older homes create a sense of eclectic charm. “It’s kind of like living in a movie setting for a classic American neighborhood,” says Brittany Patton, who grew up in the neighborhood and currently works as the local Senior Center’s Recreation Coordinator. “It almost makes me feel selfish when I talk about the neighborhood because I got to grow up in such an amazing place.” But with prime location and pristine curb appeal comes high prices. The average home price in North Burns Park, at just over $1 million, is nearly double the city’s average.

Fun for all ages at Burns Park
The namesake Burns Park sits at the center of the neighborhood — a very active green space. The basketball and tennis courts are always filled on a nice day, and there are several play structures for the kids. Burns Park sits next to the local elementary school, so it hosts plenty of youth sports. And the Ann Arbor Senior Center, also at the park, has programs for all ages, with popular offerings including Tai Chi and watercolor classes.

Community at the local elementary
Students below grade five are zoned to attend Burns Park Elementary School, which gets an A grade from the website Niche. Parents of young children appreciate the school’s walkable location and the close-knit community of neighboring students. Since the elementary school sits right by the park, parents can hang out after dropping off their kids, which is an excellent spot for new residents to make friends. Burns Park grads move on to Tappan Middle and Pioneer High, both of which get top grades of A-plus.

Well-preserved historic homes
The homes in North Burns Park were mostly built around the 1920s and come in a unique variety of styles, often tastefully renovated to preserve the original architecture. Styles include large Colonials and Tudors and some smaller bungalows and Cape Cods, usually with detached back garages. Most properties range from $1 million to $2 million, but for older or smaller homes, there are some deals from $600,000 to $900,000. Homes sit back from the tree-lined streets, offering spacious front yards, which often have porches or patios. “You’ll see people out on their patios having a glass of wine, and neighbors will go up to say hi,” Patton says. “It’s that kind of friendly atmosphere.”

King-size candy bars and other seasonal traditions
North Burns Park has made a name for itself as the go-to spot for Halloween, drawing kids from all over the city. With king-size candy bars and haunted house walkthroughs, Granger Avenue — the hot spot of it all — usually gets blocked off to let the kids run loose. On snow days, parents can take their kids sledding for the first time at Burns Park's beginner hill, and in the summer, the open green space is one of the only places in the city to catch some Fourth of July fireworks.
Walk to the University of Michigan
North Burns Park practically borders the University of Michigan, so the northernmost streets have housing for upperclassmen or grad students. “There are some students in the north, but I wouldn’t say it’s ever disruptive,” Patton attests. For those who work at the University, walking to work is convenient, and all residents enjoy the university museums, events and expansive gardens at the arboretum. And to catch a game at the Big House, the stadium is a half-hour walk away — an appealing option to avoid the traffic on game days.

Most of North Burns Park is residential, but there are a few businesses along Packard Street. Argus Farm Stop is a staple, putting local produce, lunch options and a craft beer selection just seconds from home. The cheerful orange exterior fits right into the quirky and friendly neighborhood. And there are a few other staples, including a summertime Dairy Queen kiosk and Fraser’s Pub, a long-standing neighborhood hangout spot. Sheltered from road noise
Ann Arbor sits within a ring of major freeways and interstates, so most neighborhoods come with some accompanying road noise. The Burns Park area is one of the only spots central enough that the roads can't be heard. But, for residents looking to make longer trips or commutes, it takes an extra few minutes to get out of the city.
